Assuming that all 175 acres of remaining vacant land in <br />Mayfield Village were developed according to these <br />criteria, the same number of housing units as under the <br />conventional development option (315) would be built; but <br />up to 80 of these units might be one family cluster <br />units; and at least 35 acres of common open space would be <br />preserved. <br />As already noted, utilization of the Village's existing <br />100 acres of vacant land with only limited residential <br />development potential is unlikely under conventional <br />zoning requirements. On the other hand, the PUD option <br />might encourage the eventual assembly and development of <br />such land. Assuming that this were the case, an <br />additional 180 one family units, including up to 45 one <br />family cluster units in concert with at least 20 acres of <br />common open space, would be developed. Again, such <br />development would address the community's expanding <br />elderly and one member household needs more adequately <br />than the conventional development option alone. <br />Other residential options for higher densities and <br />additional apartments were weighed against Mayfield Village's <br />existing characteristics. However, it was concluded that such <br />options would be inappropriate because of their possible <br />injurious affect upon the Village's maturing residential <br />environment. <br />BUSINESS <br />Table 1 shows that <br />are currently developed <br />drinking, personal and <br />sales and service, and <br />is concentrated around <br />Areas 2, 3, 5 and 6. <br />land are now vacant or oc~ <br />a total of 55 acres in Mayfield Village <br />for business uses (retail, eating and <br />business services, banks, automotive <br />motels). The percent of business land <br />occupied by floor area, or land coverage, ranges between 17.4$ <br />in Plan Area 3-and 25.2$ in Plan Area 5. <br />According to the 1987 U.S. Census of Business, Mayfield <br />Village ranked 235th among Ohio's 278 communities with over <br />2,500 residents in retail sales. Current retail sales are <br />estimated at $34.0 million. Thus, with 150,000 square feet of <br />retail floor area, the ratio of sales per square foot is $225. <br />This ratio, and the fact that up to $45.0 million of sales could <br />be captured in the Village based on its 1990 per capital income <br />of $23,835, implies a very strong retail business potential.
