Business Options: Since virtually no vacant zoned business land <br />is available in Mayfield Village now, expansion of its business <br />uses will necessitate a very careful consideration of proposals <br />involving the assembly and redevelopment of existing uses. <br />Accordingly, the following options should be considered. <br />- Wilson Mills: this area includes all land along the north <br />side of Wilson Mills Road, between CEI's substation at I- <br />271 and Center Elementary School. The extent, location <br />and type of business uses in the area are defined in the <br />Village's adopted SOM Center/Highland Development Study.~ <br />- Maxfield Center Plan (Map 3): This Plan which should be <br />incorporated as part of the Comprehensive Plan suggests <br />development and redevelopment options in~ each of the <br />;, Center's quadrants as follows: <br />.. - Northwest: This area encompasses redevelopment of up to <br />10 acres along the west side of SOM Center Road, between <br />Mayfield School District's administrative offices and <br />~' Georgian Center. With the assembly of nine parcels <br />occupied by seven dwellings, and an automotive service <br />storage garage and ODOT maintenance facility, <br />redevelopment of up to 65,000 square feet of retail and <br />office uses would be possible. Alternatively, reuse of <br />all or part of the site for municipal facilities is <br />identified as a community facility option later in this <br />~' chapter. <br />- Northeast: In addition to existing uses between Wilson <br />~-- Mills and Sandalwood, eventual redevelopment according <br />to a carefully conceived plan for the area along SOM <br />Center north of Sandalwood could be considered. Under <br />this option, up to 10 acres might be considered for <br />office and community facility reuses. The site <br />- currently includes 12 one family dwellings .and three <br />vacant parcels. <br />- Southwest: This area which includes Heinen's <br />.~ Supermarket and a small "strip" center is located along <br />the west side of SOM Center Road betweeen Mayfield <br />United Church and Aintree Park Drive. <br />- Southeast: This area encompasses a variety of <br />nonresidential uses and vacant parcels between Wilson <br />Mills and Seneca Roads. As an area which is clearly in <br />need of revitalization, Map 3 indicates generally how. <br />this might be accomplished. <br />Other business options for additional development or <br />redevelopment along SOM Center and Wilson Mills Roads were <br />14 <br />
