generators such as schools, shopping centers and industrial
development. Right-of-way widths may vary between 60 and 80
feet with two or four traffic lanes, plus additional parking
lanes. A fully developed .. community normally should have a
network of arterial and collector streets spaced at intervals of
approximately one-half mile.
Like its arterial pattern, Mayfield Village's system of
collectors is established. The following projected ADT based on
Chapter III land use analyses, in relation to existing paving
widths and Highway Research Board standards, however, imply that
improvements will be needed.
HAYFIELD VILLAGE ADT Paving Width (Feet)
COLLECTORS 1990 2010 Existing Needed by 2010
White
W. of SR 91 2,150 2,500 22 24
Highland
W. of SR 91 6,200 8,700 22 26
Lander
S. of Wilson Mills 10,500 12,100 30 30
N. of Ridgebury 10,100 11,550 30 30.
Ridgeburv
E. of Lander 11,550 13,300 28 30
Sources• Op. cit.
The needed_ paving widths above assume that onstreet parking
will continue to be prohibited; and that appropriate
intersection controls and turning lanes in concert with arterial
improvements will be provided. Rights-of-way appear to be
adequate.
LOCAL STREETS
Local streets have the principal function of providing
access to abutting property. They also serve as easements for
all types of utilities. Alleys, providing only a secondary
means of access to abutting property, are not considered
streets, and normally should not be included in the street plan
for a new development area. Local residential streets should
have rights-of-way 60 feet wide and paving widths of 26 feet;
while local industrial streets should have rights-of-way 70 feet
wide and paving widths of 30 feet.
Mayfield Village's local street pattern has evolved
commensurate with its development. In most locations, the
configuration of streets is already fixed. However, in some
25
