.'. `c
The market for apartments generally is limited because of
the Corridor's relatively high percent of such units (28.0).
3. Total vacant land in the Village (630 acres) minus Study
Area's vacant land (217 acres) times 0.90, minus 15$ for
rights-of-way, or 345 acres; plus Study Area's recommended
new residential development (~97 acres); plus existing
residential land (520 acres) minus 20 acres for
nonresidential redevelopment, or 500 acres. Thus, the
ultimate acres (1,035) will represent 41.18 of Mayfield's
entire 2,520 acres.
4. Except for Don Ray Products (6.0 acres) and Progressive and
Mayfield Racquet Club in Area S1 (14.0 acres), all 158.0
acres of industrial zoning in Areas N1, N2 and S2 should be
eliminated. The estimated reduced traffic impact would be
138 acres times 0.15 land coverage, or 900,000 square feet
of floor area, times 7.0 trips per 1,000 square feet; or an
ADT of 6,300 vehicles.
5. The market for further office development is related to
trends in the East Suburban Market recorded by the Victor S.
Voinovich Company: 1987-91 Annual Office Market Surveys.
Essentially, the annual market throughout Cuyahoga County's
eastern suburbs is for about 250,000 square feet of new
office floor area. Mayfield's capture rate might approach
10~, or 25,000 new square feet per year.
6. See Chapter III, Note 3.
7. A summary of the study follows.
MARKET AREA
STRONGSVILLE MAYFIELD(a)
1990 Population(a) 35,250 45,450
Golf Courses(b)
Public 20 17
Private 3 11
Totals 23 28
Golf Courses Per
1,000 Population
Public 0.57 0.37
Private 0.09 0.24
Totals 0.66 0.61
(a) 1990 U.S. Census of Population; Mayfield Market Area
includes Mayfield Village, Highland Heights, Lyndhurst
and Mayfield Heights.
(b) Courses within 20-minute driving time from the center
of each market area.
N-3
