LEASE AGREEMENT <br />This Lease Agreement is made and entered into at Mayfield Village, Ohio this 30 <br />day of , 2007, by and between the VILLAGE OF MAYFIELD, whose <br />mailing address is 6622 WILSON MILLS ROAD, MAYFIELD VILLAGE, OHIO 44143, <br />(hereinafter called "LESSOR"), and STEPHANIE KOZEL, whose mailing address is <br />6536 Wilson Mills Road, Mayfield Village Ohio, 44143 ("hereinafter called "LESSEE"). <br />WITNESSETH: <br />1. PREMISES. That LESSOR does hereby let and lease unto LESSEE, the <br />premises, (hereinafter referred to as the "Premises"), located at 6536 Wilson <br />Mills Road, Mayfield Village, Ohio 44143. <br />2. TERM. The parties agree that this Lease Agreement shall be for a term of three <br />(3) years beginning from the date that the LESSOR acquires title to the property, <br />(the "Initial Term"), plus the option of two (2) additional, two (2) year terms, <br />unless terminated earlier by Lessee upon (10) ten days notice or upon written <br />agreement of both parties. <br />LESSEE shall have the option to extend the term of this lease for (2) two <br />additional terms of two years each from and after the expiration of the Initial Term <br />of the lease on the same terms and conditions set forth herein. LESSEE shall <br />notify the LESSOR in writing, at least thirty (30) days prior to the expiration of the <br />Initial Term or subsequent term, of its intention to exercise this option. <br />3. RENT. LESSEE hereby covenants and agrees to pay LESSOR, without <br />demand, at its office or such other place as LESSOR may from time to time <br />designate, as rent for the Premises during the continuance of the Lease, the <br />amount of Five Hundred Dollars ($500.00), on the first (1 St) day of each and <br />every calendar month, beginning with the 37th month of the Lease, subject to any <br />adjustments in additional rent pursuant to provision 9 and late charges pursuant <br />to provision 19 as set forth herein. There shall be no rent for the first thirty-six <br />(36) months of the lease. <br />LESSEE shall pay for its own gas, heat, and electrical current, as well as <br />telephone grid cable services. <br />4. CONDITION OF PREMISES. LESSEE agrees that it has examined the demised <br />Premises and that it accepts the same in its present condition; that the said <br />Premises was in good and satisfactory condition at the time of the LESSEE'S <br />taking, and that LESSOR and LESSEE'S Agents have made no representations <br />
