LEASE AGREEMENT <br />This Lease Agreement is made and entered into at Mayfield Village, Ohio <br />this day of 2006, by and between the VILLAGE OF MAYFIELD, <br />whose mailing address is 6622 WILSON MILLS ROAD, MAYFIELD VILLAGE, <br />OHIO 44143, (hereinafter called "LESSOR"), and SHIRLEY SHATTEN, <br />TRUSTEE, U/D/T APRIL 8, 1996, whose mailing address is 6522 Wilson Mills <br />Road, Mayfield Village Ohio, 44143 ("hereinafter called "LESSEE"). <br />WITNESSETH: <br />1. PREMISES. That LESSOR does hereby let and lease unto LESSEE, the <br />premises, (hereinafter referred to as the "Premises"), located at 6522 <br />Wilson Mills Road, Mayfield Village, Ohio 44143. <br />2. TERM. The parties agree that this Lease Agreement shall be for a term of <br />three (3) years beginning from the date that the LESSOR acquires title to <br />the property, plus the option of two (2) additional, one (1) year terms, <br />unless terminated earlier by agreement of both parties. <br />3. RENT. LESSEE hereby covenants and agrees to pay LESSOR, without <br />demand, at its office or such other place as LESSOR may from time to <br />time designate, as rent for the Premises during the continuance of the <br />Lease, the amount of Five Hundred Dollars ($500.00), in advance on the <br />first day of each and every calendar month, beginning with the 37th month <br />of the Lease, subject to any adjustments in additional rent pursuant to <br />provision 9 set forth herein. There shall be no rent for the first thirty-six <br />(36) months of the lease. <br />LESSEE shall pay for its own gas, heat, and electrical current charges, as <br />well as telephone service? cc,,oL «? <br />4. CONDITION OF PREMISES. LESSEE agrees that it has examined the <br />demised Premises and that it accepts the same in its present condition; <br />that the said Premises was in good and satisfactory condition at the time <br />of the LESSEE'S taking, and that LESSOR and LESSEE'S Agents have <br />made no representations or promises with respect to the Premises, or the <br />building of which the same form a part.
