t- <br />4. Licensee agrees that no signs, billboards, or advertising matter, other than signs <br />in connection with use of the Premises for hike and bike trail purposes as herein permitted, <br />shall be erected or caused to be placed or erected on any part of the Premises. <br />Licensee will employ such reasonable measures and take such reasonable action <br />as may be necessary to deter any member of the public using said Premises, to enter on or into <br />Licensor's adjacent or adjoining property. The Licensee may take such action including, but <br />not limited to, arrest and prosecution of such a trespasser. <br />Licensee shall not make or begin construction of any improvements, <br />alternations, or modifications to the Premises prior to submitting detailed site plans for its <br />facilities and receiving written approval of Licensor prior to the start of work and shall not <br />commit or suffer waste to be committed upon the Premises. Licensee shall, at its sole cost, <br />keep, patrol and maintain the Premises in a good, neat, safe, clean, and sightly condition; <br />including mowing of the Premises, in a condition reasonably satisfactory to Licensor, <br />reasonably free of all debris, and litter. Licensee shall, at its own cost, comply with all present <br />and future Federal, State, and Local statutes, ordinances, rules, or regulations and orders <br />pertaining to its use of the Premises. Licensee shall not conduct on the Premises any offensive, <br />noisy, dangerous or illegal business or use of other activity constituting a nuisance. <br />7. Licensee agrees that all work done in connection with the installation and/or <br />construction of roads or facilities within the Premises shall be performed in accordance with <br />accepted engineering practices including, if necessary, cathodic protection, bonding, and/or <br />grounding to eliminate any effect of induced voltage or stray fault currents. <br />8. Licensee will install and maintain, during the term of this License or any <br />extension thereof, the necessary barricades as may be required to prevent motorized vehicles
