5. Licensee agrees that no signs, billboards, or advertising matter, other than signs in connection with use of the Premises for hike and bike trail purposes as herein permitted, shall be erected or caused to be placed or erected on any part of the Premises. 6. Licensee will employ such reasonable measures and take such reasonable action as may be necessary to deter any member of the public using said Premises, to enter on or into Licensor's adjacent or adjoining property. The Licensee may take such action including, but not limited to, arrest and prosecution of such a trespasser. 7. Licensee shall not make or begin construction of any improvements, alternations, or modifications to the Premises prior to submitting detailed site plans for its facilities and receiving written approval of Licensor prior to the start of work and shall not commit or suffer waste to be committed upon the Premises. Licensee shall, at its sole cost, keep, patrol and maintain the Premises in a good, neat, safe, clean, and sightly condition, including mowing of the Premises, in a condition reasonably satisfactory to Licensor, reasonably free of all debris, and litter. Licensee shall, at its own cost, comply with all present and future Federal, State, and Local statutes, ordinances, rules, or regulations and orders pertaining to its use of the Premises. Licensee shall not conduct on the Premises any offensive, noisy, dangerous or illegal business or use of other activity constituting a nuisance. 8. Licensee agrees that all work done in connection with the installation and/or construction of the trail or related facilities within the Premises shall be performed in accordance with accepted engineering practices. 9. Licensee will install and maintain, during the term of this License or any extension thereof, the necessary barricades as may be required to prevent motorized vehicles from entering the Premises except for maintenance, repair and use consistent with the trail, 2
