Our Approach to the Project <br />The Urban Center's approach to the project is comprised of the foliowing <br />phases. Project deliverables are underlined. <br />• Gather background fiscal information. The Urban Center would gather <br />information about the fiscal and economic variables to be used in the study. If <br />Mayfield Village decides to do a resident survey, The Urban Center would <br />suggest some of the questions to be asked, and woutd incorporate survey <br />results into the model on a best efforts basis. Existing Mayfield Village <br />studies would be evaluated. This includes a meeting with the MayField <br />Village project participants to identify concerns, and define goals and <br />objectives to guide the study. <br />• Prepare real estate market data. Market absorption rates and sales prices <br />for residential and commercial land uses would be estimated for input into the <br />models. <br />• Prepare baseline computer model. The baseline computer model would be <br />prepared, and math checked. Existing zoning would be modeled. <br />• Progress meetina. The Urban Center would present the model and <br />progress to the Mayfield Village project working group. MayField Village or the <br />developers should provide the scenarios to be modeled. <br />• Model 4 more scenarios. After the baseline model has been reviewed by <br />the Mayfield Village working group, The Urban Center would model up to 4 <br />more build out schemes. <br />• 1Nrite up results. The final report would be prepared. It would include the <br />methodology used and results of the 5 scenarios. Ten copies would be <br />provided. <br />• Present results. The results would be presented at up to two public <br />meetings. <br />• Model and present additional scenarios. (Optional) If Mayfield Village <br />determines that additional scenarios are needed, these could be provided. <br />The Urban Center Page 5
