., <br />defined in all applicable federal, <br />state and local laws, regulations, <br />administrative rulings, judicial <br />determinations, decisions or <br />determinations of any judicial, <br />legislative or executive body of <br />any governmental or quasi- <br />governmental entity, orders, or- <br />dinances and the like, pertaining <br />to the protection of the environ- <br />ment, including, but not limited <br />to, the laws regulating the <br />handling and disposal of waste <br />materials (herein collectively re- <br />ferred to as the "Relevant <br />Environmental Laws"). During its <br />ownership of the Premises, neither <br />Landlord nor any agent or party <br />acting at the direction or with the <br />consent of Landlord has treated, <br />stored or disposed on or from the <br />Premises any hazardous wastes <br />and/or substances as defined in the <br />Relevant Environmental Laws, <br />including, but not limited to, Sec- <br />tion 101(14) of the Comprehensive <br />Environmental Response Compensation <br />and Liability Act of 1980 <br />("CERCLA"). Furthermore, neither <br />Landlord, nor any agent or party <br />acting at the direction or with the <br />consent of Landlord, has committed <br />any acts or omissions which could <br />cause or contribute to the release • <br />or threatened release of any toxic, <br />contaminating, and/or hazardous <br />wastes and/or substances. Landlord <br />does hereby indemnify Tenant and <br />hold Tenant harmless from and <br />against any and all losses, <br />expenses, claims, damages, <br />liabilities, orders, proceedings, <br />judgments or suits (including, -- <br />without limitation, technical <br />consultant fees, court costs, <br />expenses paid to third parties and <br />4.
