of rent due and owing shall be paid by Tenant to Landlord on the <br />Effective Date of the Tower Lease or GTE Tower Lease. <br />(ii) In the event the Effective Date of the Tower <br />Lease or GTE Tower Lease occurs during the second five (5) years <br />of the initial thirty-fi.ve (35) year '.Perm of this Lease, t}Ze rent <br />to be paid by Tenant to Landlord shall be in equal yearly in- <br />stallments of Twenty Thousand Eight hundred Eighty Dollars <br />($20,880.00) each.
