Tenant shall pay any yearly install- <br />ment of rent on the successive annual anniversaries of the <br />Commencement Date hereof. Any partial year (i.e., from the <br />Effective Date of the Tower Lease or GT1; Tower Lease to the <br />immediately subsequent Commencement Date anniversary) shall be <br />prorated and the balance of. rent due and owing steal]. be paid by <br />Tenant to Landlord on the Effective Date of the Tower Lease or <br />GTE Tower Lease. <br />C. Any partial year (i.e., from the later of the <br />Effective Date of tl~e Tower Lease and GTE Tower Lease ("Later <br />Date") to tl~e immediately subsequent Commencement Date anniversa- <br />ry) shall be prorated ar~d the balance of rent due and owing shall <br />be paid by Tenant to Landlord on the Later_ Date. <br />(i.i) In the event the Iffective Date of both the <br />Tower Lease and GTL Tower Lease occurs dr.u-ing t:he second five (5) <br />years of tiro initial th.i.rty-five (35) ye~.~r.
