23. QUIET ENJOYMENT. LESSOR hereby covenants and agrees that if <br />LESSEE shall perform all the covenants and agreements herein stipulated <br />to be performed on LESSEE'S part, LESSEE shall at all times during the <br />terms of the Lease hereof have the peaceable and quiet enjoyment and <br />possession of the PREMISES. <br />24. INTERPRETATION. <br />A. Wherever either the word "LESSOR" or "LESSEE" is used in this <br />Lease, it shall be considered as meaning "LESSOR" or "LESSEE" <br />respectively, wherever the context permits or requires, and when <br />the singular and/or neuter pronouns are used herein, the same <br />shall be construed as including all persons and corporations <br />designated respectively as LESSOR or LESSEE in the heading of <br />this instrument wherever the context requires. <br />B. If any clause, sentence, paragraph, or part of this Lease shall for <br />any reason be adjudged by any court of competent jurisdiction to <br />be invalid, such judgment shall not affect, impair or invalidate the <br />remainder of this Lease, but be confined in its operation to the <br />clause, sentence, paragraph or parts thereof directly involved in the <br />controversy in which such judgment shall have been rendered, and <br />in all other respects said Lease shall continue in full force and <br />effect. <br />25. ENTIRE AGREEMENT. This Lease contains the entire agreement <br />between the parties, and any executory agreement hereafter made shall <br />be ineffective to change, modify, or discharge in whole or in part unless <br />such executory agreement is in writing and signed by the party against <br />whom enforcement of the change modification or discharge is sought. <br />26. HEADINGS. The headings have been inserted only as a matter of <br />convenience and for reference and in no way define, limit or describe the <br />scope or intent of this Lease or in any way affect this Lease. <br />27. COMMISSIONS. LESSOR and LESSEE acknowledge that neither is <br />represented by a real estate broker or agent in this transaction, and as <br />such, no fees or commissions are due. <br />28. UNIQUE CIRCUMSTANCES PROVISION. <br />None at this time. <br />7 <br />
