Jan 23 03 04:27p Diemert a Rssociates (440)442-0825 <br />Mayfield Village Zoning Code Pr.oposed Zoniizg Amendments <br />1-17-03 <br />1159.02 PROVISIONS GOVERNII•IG pLANNEI] RESIDENTIA L <br />DEVELOPMFNI'S <br />Because of the special characteristics oFplanned residentiai developmenhs, special provisions <br />governiag the development of land for tlus purpose are zequired Therefore, whenevcr there is a <br />conflict or diffe.rence between the provisions of this Chapter and those of orher Chapters and <br />Secuons of this code, the provisions set Eorth in this Chapter shall prevail. <br />1159.03 PERMITTED USES <br />In a Planned Residential Development District, no building or premises shall be used, and <br />no building shall be erected, which is azranged, intended or designed to be used except for a Planned <br />Residential Developmeat District Use, which include the following; <br />(a) Srandard detached singie-family dwOlings; <br />(b) Detaclzed cluster single-famiiy dwellings; <br />(c) Attached single-family dwellings vvluch aze deHned as a building consistuig of single- <br />famitY dwellings attached by one or more partp walls in-between; and limited to no <br />more tha.n 3 attached units. <br />(d) Accessorp uses customanily inddent to die peuriitted residendat uses such as off-screet <br />parking, recreational facilities, and tnailboxes. No individual dwelIing unit ir, this <br />District is pecmitted an accessory dehacfzed building. <br />1159.04 OCCUPANCy REGULATTONS <br />(a) Family. In a Pianned Residential Development District, the definidon of "family", as <br />found in Section 1145A1(k) is hereby modified and amended to read as follows: <br />"Fami1y" ineans one or more person, related bp blood, niaciage or adoption, or not more <br />than (3) persons of the same sea not related by blood, marriage or adoption, who live <br />together in a ciwe]Iing unit as a nonprofit housekeeping unit, as distinguished from a <br />group occupying a boatdin& lodging or tourist house, sorority or fratemity housc, hotel <br />ot moteL <br />(b) Number_of Peison No person shail mainrain, or <br />own a dwelling unit unjess it contains at least 300 square feet of habitable Eloor area, for <br />t11e first occupailt and at least 200 additiona[ square feet of habitable floor area Eor every <br />additional occupant thereof, but in no ease shall any dwelling urut contain less than the <br />tninimum number of square feet of habitable azea zequired bp any ordinance of the <br />Muniapality. Habitable floor area shall be considered to mean the floor area in rooms <br />used for liviag, sleeping, eadng or cooking, and complying with Chapter 1321 of rhe <br />Building Code, as amended, pei pertaining to height and azra, and not counting <br />bathroms, Iavatories, closets or basement rooms. <br />1159.05 DEVEI,OPMENT REGULATIONS <br />(a) Mu'tmum Proj &;r ize• Tb.e project size for a tract of land being developed in dhe <br />Planned Residenriai Development District shall be a tninirnum of <br />- 4 cont[guous acres. <br />(b) 1b"V111Lrn Den itv.
