No. 831-13-006) by deed recorded in <br />Volume 97-06646, Page 60 of Cuyahoga County Records; Thence North 87°25' 13" West <br />along the Southerly line of said Krenzler's land a distance of 71.11 feet to a capped iron <br />pin set in the relocated Westerly line of S.O.M. Center Road, and principal place of <br />beginning of the parcel of land herein described; <br />Thence South 37°37'08" West, along said Westerly line a distance of 73.36 feet <br />to a capped iron pin set at an angle point therein; <br />Thence South 52°22'S2" East, continuing along said Westerly line a distance of <br />40.00 feet to a capped iron pin set at an angle point therein; <br />Thence North 37°37'08" East, continuing along said Westerly line a distance of <br />49.81 feet to a capped iron set at an angle point therein; <br />Thence South 0°53'26" West, continuing along said Westerly line a distance of <br />188.71 feet to a capped iron pin set; <br />Thence North 87°23'S7" West, a distance of 276.91 feet to a 5/8-inch iron pin <br />found (observed 0.51 feet South and 0.06 feet West) at the Northeasterly corner of land <br />conveyed to Georgian Medical Arts, LLC (P.P. No. 831-15-002) by deed recorded in <br />AFN #200209230592 of Cuyahoga County Records; <br />Thence North 0°53'S7" East, a distance of 230.88 feet to a capped iron pin set in <br />the Southerly line of land conveyed to Alvin I. Krenzler, aforesaid; <br />Thence South 87°25' 13" East, along said Southerly line a distance of 258.89 feet <br />to the principal place of beginning and containing 1.402 acres (61,071 square feet) of <br />land as surveyed by Stephen Hovancsek & Associates, Inc., Registered Surveyor No. <br />5160, in March 2003, be the same more or less but subject to all legal highways. <br />The basis of bearing for this description being the centerline of S.O.M. Center <br />Road, established as South 0°53'S7" West in the aforesaid deed recorded in AFN <br />#200209230592 of Cuyahoga County Records.
