Center Road a distance of 593.33 feet to the Southeasterly corner of land conveyed to Alvin I. Krenzler (P.P. No. 831-13-006) by deed recorded in Volume 97-06646, Page 60 of Cuyahoga County Records; Thence North 87°25' 13" West along the Southerly line of said Krenzler's land a distance of 71.11 feet to a capped iron pin set in the relocated Westerly line of S.O.M. Center Road, and principal place of beginning of the parcel of land herein described; Thence South 37°37'08" West, along said Westerly line a distance of 73.36 feet to a capped iron pin set at an angle point therein; Thence South 52°22'S2" East, continuing along said Westerly line a distance of 40.00 feet to a capped iron pin set at an angle point therein; Thence North 37°37'08" East, continuing along said Westerly line a distance of 49.81 feet to a capped iron set at an angle point therein; Thence South 0°53'26" West, continuing along said Westerly line a distance of 188.71 feet to a capped iron pin set; Thence North 87°23'S7" West, a distance of 276.91 feet to a 5/8-inch iron pin found (observed 0.51 feet South and 0.06 feet West) at the Northeasterly corner of land conveyed to Georgian Medical Arts, LLC (P.P. No. 831-15-002) by deed recorded in AFN #200209230592 of Cuyahoga County Records; Thence North 0°53'S7" East, a distance of 230.88 feet to a capped iron pin set in the Southerly line of land conveyed to Alvin I. Krenzler, aforesaid; Thence South 87°25' 13" East, along said Southerly line a distance of 258.89 feet to the principal place of beginning and containing 1.402 acres (61,071 square feet) of land as surveyed by Stephen Hovancsek & Associates, Inc., Registered Surveyor No. 5160, in March 2003, be the same more or less but subject to all legal highways. The basis of bearing for this description being the centerline of S.O.M. Center Road, established as South 0°53'S7" West in the aforesaid deed recorded in AFN #200209230592 of Cuyahoga County Records.
