12. PRORA°fIONS, CFEARGES. AND CREDITS. <br />A. Buyer. Buyer shall be charged with the following costs, to be deducted by <br />the escrow agent prior to transfer of title: <br />(i) The cost of the location service or survey, including surveying and <br />preparing the legal description; <br />(ii) The cost of any special tax search; <br />(iii) The difference between the cost of any owner's policy of title <br />insurance and a Title Guaranty; <br />(iv) The cost incident to filing the deed and any mortgage(s) placed upon <br />the property; <br />(v) The costs incident to the obtaining of financing, if any; <br />(vi) One-half (1/2) of the fee charged by Gardner Kennedy Group, Inc. for <br />real estate evaluation services; and <br />(vii) One-half (1/2) of the escrow fee. <br />B. Seller. Seller shall be charged with the following costs, to be deducted by <br />the escrow agent prior to transfer of title: <br />(i) The cost of a title guaranty in the amount of the purchase price; <br />(ii) The cost of satisfying any taxes, assessments, liens or encumbrances <br />required to be discharge by this Agreement; <br />(iii) The cost of any inspection or certificates required by any public body <br />or authority; <br />(iv) Preparation of the deed; <br />(v) The amount of any prorations due Buyer under this Agreement; <br />(vi) One=half (1/2) of the fee charged by Gardner Kennedy Group, Inc. for <br />real estate evaluation services; and . <br />(vii) One-half (1/2) of the escrow fee. <br />5
