CENTER ROAD <br />This Lease is made and executed in duplicate by and between the VILLAGE OF <br />MAYFIELD, 6621 Wilson Mills Road, Mayfield Village, State of Ohio ("Lessor") and <br />ANTHONY MARINO, JASON DUNN and ANTOINE SMITH, 386 S.O.M. Center Road, <br />Mayfield Village, State of Ohio ("Lessees"). <br />Section 1 <br />DESCRIPTION OF PREMISES <br />Lessor leases to Lessees, and the Lessees hire from Lessor, as provided in this <br />agreement, the premises located at 386 S.O.M. Center Road, Village of Mayfield, <br />County of Cuyahoga, State of Ohio, also known as a residential premises. <br />Section 2 <br />TERM <br />The term shall be for twelve (12) months beginning December 1, 1999 and will <br />terminate on December 1, 2000. <br />Section 3 <br />RENT <br />Lessees agree to pay Lessor rent in the amount of Nine Hundred Dollars <br />($900.00) per month, aone-half month security deposit of Four Hundred Fifty Dollars <br />($450.00) herein payable in advance at 6621 Wilson Mills Road, Mayfield Village, Ohio. <br />The Village acknowledges receipt of the security deposit of Four Hundred Fifty Dollars <br />($450.00). <br />The Lessees shall pay all rent in advance, due and payable no later than the first <br />day of the month beginning December 1, 1999. The total amount of rent due and <br />payable is Ten Thousand Eight Hundred Dollars ($10,800.00). The Lessees shall be <br />responsible for the payment of all utilities including, but not limited to gas, electric, <br />water, telephone, and sewer. <br />Section 4 <br />LATE PAYMENT CHARGE <br />Rental payments shall be due and payable on the first day of each calendar <br />month in advance. In the event the payment is not received by the sixth day of the <br />month in which the payment is due and payable, such rental payments shall be <br />considered delinquent. Any payments deemed delinquent shall incur interest at a rate <br />of five percent (5%) of the rental payment due. <br />
