CENTER ROAD This Lease is made and executed in duplicate by and between the VILLAGE OF MAYFIELD, 6621 Wilson Mills Road, Mayfield Village, State of Ohio ("Lessor") and ANTHONY MARINO, JASON DUNN and ANTOINE SMITH, 386 S.O.M. Center Road, Mayfield Village, State of Ohio ("Lessees"). Section 1 DESCRIPTION OF PREMISES Lessor leases to Lessees, and the Lessees hire from Lessor, as provided in this agreement, the premises located at 386 S.O.M. Center Road, Village of Mayfield, County of Cuyahoga, State of Ohio, also known as a residential premises. Section 2 TERM The term shall be for twelve (12) months beginning December 1, 1999 and will terminate on December 1, 2000. Section 3 RENT Lessees agree to pay Lessor rent in the amount of Nine Hundred Dollars ($900.00) per month, aone-half month security deposit of Four Hundred Fifty Dollars ($450.00) herein payable in advance at 6621 Wilson Mills Road, Mayfield Village, Ohio. The Village acknowledges receipt of the security deposit of Four Hundred Fifty Dollars ($450.00). The Lessees shall pay all rent in advance, due and payable no later than the first day of the month beginning December 1, 1999. The total amount of rent due and payable is Ten Thousand Eight Hundred Dollars ($10,800.00). The Lessees shall be responsible for the payment of all utilities including, but not limited to gas, electric, water, telephone, and sewer. Section 4 LATE PAYMENT CHARGE Rental payments shall be due and payable on the first day of each calendar month in advance. In the event the payment is not received by the sixth day of the month in which the payment is due and payable, such rental payments shall be considered delinquent. Any payments deemed delinquent shall incur interest at a rate of five percent (5%) of the rental payment due.
