disclosures "Radon Gas" is a naturally occurring radioactive gas that, when it has accumulated in <br />an enclosure in sufficient quantities, may present health risks to persons who are exposed to it <br />over time. Additional information regarding radon and radon testing may be obtained from the <br />County Health Department. <br />14. SEX OFFENDER DISCLOSURE. The Ohio Sex Offender and Notification <br />statute(s) requires the local sheriff to provide written notice to certain members of the <br />community if a sex offender resides in the area. Notice provided by the sheriff is a public record <br />and is open to inspection under Ohio's Public Records law. Therefore, BUYER acknowledges <br />BUYER can obtain information from the sheriffls office regarding the notices it has provided <br />pursuant to Ohio's sex offender notification law. The SELLER certifies that SELLER has <br />°received the following written notice(s) pursuant to Ohio's sex offender notification law: <br />15. DEFAULT. Time is of the essence of this contract. If BUYER shall default in <br />the performance of any of the obligations imposed on BUYER by this Purchase Agreement, the <br />SELLER, by written notice to BUYER, (a) may elect to terminate said Purchase Agreement, or <br />(b) may pursue any and all of its legal or equitable remedies. If SELLER shall default in the <br />performance of any of the obligations imposed on SELLER by this Purchase Agreement, the <br />BUYER may elect (a) . to terminate this Purchase Agreement by written notice thereof to <br />SELLER, or (b) to pursue any legal or equitable remedy. If the BUYER or SELLER elects to <br />terminate pursuant to this paragraph, the escrow agent shall return any funds or documents <br />placed with them, as provided hereunder, and both parties shall be released from any further <br />obligations and liability except as provided above. <br />16. NOTICES. Service of all demands, notices or other papers with respect to <br />such termination and retention of payments, or otherwise, may be made by registered mail at the <br />following address: As to BUYER: Mayor Brenda T.
