Mr, Swanson asked if the plat should show the lots to be subject <br />to the condition. of the. approval by the Planning and Zoning Commission. <br />PBr. Edelman stated that the plat should show the whole transaction, <br />including this condition, zf the plat were approved for record upon this <br />condition by the Council of-the Village of flRayfield. <br />IVIr. Whiting summarized his objections to the approval of the plat <br />of the Associated Land and Development Compar~r known as Ridgebury Development <br />as follows: <br />(1) The requirements of Ordinance No. 259 were not follovred; <br />(2) The lots. in the development are too small in view of the <br />sewage disposal facilities. available. <br />(3)~A bond to. insure. the faithful construction of the proper <br />improvements within the development sY~ould be required of the <br />contractor. <br />rdr® Beard asked what would be the obligation of the Vi1.l.age of <br />Mayfield if the plat were accepted by Council. <br />Mr. Edelman stated that there would be no obligation imposed by <br />accepting the plat for record only® ,;,.,, „ <br />Mr. Whiting questioned the practical utility of relying on the <br />good faith of the contractor for the proper construction of the improvements <br />within the subdivision. <br />Mr. Swanson stated that it seemed, if the plat were accepted for <br />record only, the bank would require an insurance of the faithful construction <br />of improvements before financing the venture® <br />Mr. Oatess stated that acceptance would increase the tax revenues <br />of the Village of Mayfield due .to the increased tax valuation which could <br />be imposed on the properties. , <br />Mr. Oatess moved that the plat be accepted for record only. <br />Mr. Edelman suggested that a1 1 changes must be incorporated into the <br />plato <br />~r• biller placed such. changes on the plat so as to incorporate the <br />condition of the approval by the Planning and Zoning Commission into the <br />plat with reference. to lots numbered thirty-one (31) through and .including <br />lot number forty-one {41)® The plat was then filed with the Clerk, Mr. Whiting <br />noted that the plat had not been approved by fir. K® C. Gallimore, Village <br />Engineer, and for this reason suggested his opposition to any approval of <br />the plat. <br />Mr® Qatess introduced Resolution No® 21~5'entitledatf ~~ Resolution <br />Approving the flat of Assaciated Land & Investment Corporations Ridgebt~s°y <br />Boulevard Development Being a Part of Original Township Lot No. 20, Tract 2~~, <br />which Resolution was read to Council. <br />5. <br />
