<br />MINUTES OF PUBLIC HEARING
<br />July 6, 1964 .
<br />The meeting was called to order by Mayor Clarence H.,Endress on
<br />Monday, Ju1y-6, 1964, at 8•o`clock P. M. Eastern Daylight $avings Time at
<br />Mayfield Center School, 6525 G+lilson D4ills Road, Mayfield Village, Ohioo
<br />As the Clerk, Richard F. Godfrey, was not present at,the beginning
<br />of the meeting, the Mayor appointed Arnold M. Edelman, the Solicitor, to
<br />take the Minutes of'the meeting. An employee of the rep.or:ting firm of
<br />Newkirk-Fincun was also empl'oyed by the Village to take doxan the proceedings
<br />in stenotype, and a reporter- was also.present.on behalf of Mount Vernon Estates
<br />Inc. . .
<br />Mr. Edelman then announced that the notice of this hearing had been
<br />duly published in the Sun-Messenger on May 28, and June 4, 1964, according
<br />to law: He then read proposed Ordinance No. 841, entitled: ."An Ordi•nance
<br />to Att?end the Zoning Ordinance by Transferring Certain Property in the
<br />Northwest portion Into Class U-3 and U-4 Use Districts."
<br />Mayor-Endress then announced that he would give Mr. B'ert_ Wolstein,
<br />representing Mount Vernon Estates, Tnc., approximately 30 minutes to make a
<br />presentation in favor of the proposed ordinance. .
<br />Mr. Wolstein introduced his Assistant, Mr. Kenneth Zeisler, Mr. William
<br />West, and rlr. J. Gordon MeKay. .
<br />Mr. West, a member of the real estate firm of Ostendorf-Morris Company,
<br />was presented by Mr:,•?Wolstein. ?ltle spoke o£ the unfeasib'ility of building an
<br />industrial park; iti view of the f act that'there are so many other municipalities
<br />competing f or the same type of developmerit and the fact that no improvements
<br />have been installed. He said that the Engineer''s report shows that the cost
<br />of improvements would be about $2,000,000.00;I...This would reqnire.the land to
<br />be sold at f rom $14,000.00 to $20,OOOs00 an-aare in order to recoup?this cost,_
<br />whereas this land could-not.possibly be sold £or more than $10;000.00 an acre.
<br />Mr. G7olstein then presented some facts. r.egarding the proposed Camelot
<br />Development. He stated that there would be a_.Mall of.exclusive stores, caterIng
<br />to the upper middle class, also a recreaL-ional complex, including an i:ndoor
<br />movie theatre, a bowling alley ( including roller and ice skating "rinks
<br />also one or more off ice buildings,,a:medical center and health clinic, and
<br />office research facilities. . In*the rear would be,a complex of multi-family
<br />dwellings with diversif ied skyline of garden type apartments, high-rise
<br />apaxtments, etc. In order.to get aivay from the criticism of too-many rental,
<br />units, the apar.tments.would.be held on a condominium plan, where, each person,.
<br />owns his own.suite, together„with a pro rata share of all the. facilities. ,
