Minutes of the Special Meeting of Council <br />Monday, November 7, 2016 <br />Page 5 <br />Mr. Mulle continued, the proposed building is a 2-story assisted living facility. It would be <br />designed to follow the same architectural character of the existing medical office building which <br />is essentially a brick Georgian-style design. This building would also follow that same character <br />although it is probably smaller than the medical office building. The proposed building again is <br />in total about 45,000 square feet. It includes a basement, 2 stories that are visible from the <br />exterior, less than 40,000 square feet with 52 living units that are basically designed as studio <br />apartments on two floors. There's a fairly minimal amount of parking because this site will not <br />really generate a lot of traffic. <br />The second board that we have is a concept view of what the building might look like. Again, as <br />you can see, it is very much of the Georgian character, brick, white siding and trim, cupola on <br />the top, sloped roof. It has pretty much of a residential kind of character to it. <br />This is a conceptual presentation. We are in the very early stages in terms .of project <br />development but the scope of the project in terms of size and number of units is pretty well fixed. <br />That's because of site conditions. We have, as was mentioned, an existing gas well on the <br />property which is located between the existing building and the location of the proposed new <br />building. The new building needs to be situated 100 feet minimum away from the gas well. We <br />will also try to maintain a good setback from the street. We have a 40-foot setback from the <br />property line which actually puts us in the neighborhood of about 60 feet from the street as the <br />proposed location. It's a pretty good setback. It does not sit right next to the street. <br />The other plans that we have are some basic floor plans which might be better for folks to look at <br />later in detail than right now. They are basic layouts of each of the two floors indicating the <br />entrance, common areas, dining areas, all of the basic support functions that are necessary to <br />support a residential facility for care. <br />Council President Saponaro asked, it's a 20,000 square footprint for each floor? <br />Mr. Mulle replied, it's about 16,000-18,000 per floor and then there's about 9,000-10,000 square <br />feet in the basement level. The living units are on the first and second floor. <br />That's the basic program we have. <br />Council President Saponaro stated, anyone from the audience, you are more than welcome while <br />we are talking to come and look at these if you want to. Initially it <br />was a small building. It was a small practice. Over the years it grew.
