Regular Council Meeting
4-17-00
Page 11
is a way to put specific constraints in the landscaping that would be required as part of the
overall permitting process so that if someone else comes along, we can say you must
achieve a certain opacity for example. I'm not sure that our ordinances require that. In
Cleveland and Strongsville, there are specific requirements for not just the kinds of trees or
what you plant, design review, we generally have some sign off provision by a Village
Landscape Architect and that is the way it would be controlled. The differences between
the use versus the physical dimensional. I think that there is a lot of good reason for us to
look at the totality of these requests to improve it in this instance. I think the concerns
about what would happen in the futtue are really very abstract and you don't give up your
right to hold your ground on the issues later on. If someone else comes up, it may be
driven more by economic factors. We may want it to be that way. I don't know that now
but I am suggesting we may want to look closer at how Beta functions now and if there is a
different profile that may be, in the long run, more advantageous to the Village that reflects
a shift to a more sexvice-oriented commercial base, it could be quite advantageous.
Mr. Buckholtz questioned the setback.
Mr. Diemert cited the setbacks for minimum yards from our code:
Motorist Service District
Service Station 50
Garage: Repair, Storage 60
Motel, xestaurant 60
Parking areas 20
Office-Laboratory District
Offices 150
Laboratories 60
Parking areas 60
Loading areas 60
Production Distribution District
Offices, Laboratories 100
Production plant 100
Distribution Establishments 100
Parking areas (front yards) 100
Loading areas (for visitors only) 100
Mr. Buckholtz asked how much this variance request is for.
Mr. Samac said 42.6'.
