PRD Meeting <br />11-25-02 <br />Page 14 <br />Someone said no. <br />Council President Buckholtz said say that again. <br />Dr. Parker said that's what I'm trying to get at. <br />Mr. Samac said if they have 4 acres of land, they are allowed 4 units per acre and that's 16 units <br />on that 4 acres.... <br />Dr. Parker asked-and let's say only 2 of them are buildable-2 acres are buildable... <br />Several side discussions were held. <br />Mr. Samac said it makes no difference; they have 4 acres. Keep in mind a couple of other points. <br />That is setback requirements are also part of this ordinance and are structured pretty much so that <br />that scenario would be very, very difficult to achieve because you would not be able to comply <br />with all setback requirements and put that many units on that.... <br />Council President Buckholtz said and open space.... <br />Mr. Samac said so ultimately what is practical to build on gets driven by setback requirements as <br />much as.... <br />Dr. Parker said if one is of the feeling that they would only like to see 4 units per acre, I mean, in <br />other words, if we don't want to see 6 units on an acre, are setback going to restrict it or no? <br />Mr. Samac said it will, to a large extent, yes. <br />Dr. Parker asked so why don't we just make it 4 units per acre instead of making it 6 because.... <br />Mr. Samac said that's what we did. <br />Dr. Parker said okay, well, that's what I just wanted to make sure because you were just <br />saying.... <br />Mr. Samac said but you're still unhappy with that-even though you're agreeing, you're not <br />happy with that.... <br />Council President Buckholtz said it's a little bit of the chicken and the egg. You've got to see <br />where your setbacks are. <br />Mr. Marquardt said you are getting into redundancy as far as your specs. If you have certain <br />setbacks, it's going to restrict how much you can put on there...and that's basically what's <br />driving the thing. The 4 is almost redundant. The 4 per acre is almost redundant with the <br />setbacks. If you put another thing on, this other jazz, you really get redundant. It's confusing as <br />hell. <br />
