to pay Lessor all of the following: (a) all costs of reletting the Premises <br />rr (including, but not limited to, the costs of cleaning and painting the interior <br />of the Premises, shampooing the carpets, advertising and all other costs <br />of preparation of the Premises for reletting); (b) the full monthly installment <br />of rent payable for the last month during any part of which the Premises <br />were occupied by Lessee; (c) rent for the remainder of the term, except for <br />any rent that Lessor may recover by reletting the Premises; and (d) any <br />other damages to which Landlord may be entitled <br />19. LATE CHARGES. The rental installment, including increases, is due in <br />accordance with the provisions set forth herein above. If said installments <br />are greater than five (5) days past due, Lessee shall pay LESSOR a <br />penalty of fifty dollars ($50.00). Said penalty, if charged, shall be deducted <br />from any subsequent installments first and the balance of said installments <br />shall be applied to rental payments. This provision shall be applied also to <br />partial installments of rents and or failure to pay any increases in rents <br />after notices thereof, or initial recompense assets for the above. <br />20. NOTICES. Any notice or consent required to be given by or on behalf of <br />either party upon the other shall be in writing and shall be given by mailing <br />such notice or consent by registered or certified mail addressed to the <br />other party at the address herein before specified and or the PREMISES, <br />or at such other address as may be specified from time to time in writing <br />CW delivered to the other party. <br />21. WAIVER. No waiver of any condition of legal right or remedy shall be <br />implied by the failure of LESSOR to declare a forfeiture by course of <br />dealing, or by LESSOR'S waiver of any other default of LESSEE'S <br />hereunder, and no waiver of any condition or covenant shall be valid <br />unless it be in writing signed by LESSOR. <br />22. LEASE INURES TO BENEFIT OF ASSIGNEES. This Lease and all the <br />covenants, provisions and conditions herein contained shall inure to the <br />benefit of and be binding upon the heirs, personal representatives, <br />successors and assigns respectively of the parties hereto, provided, <br />however, that no assignment by, from, through or under LESSEE in <br />violation of the provisions hereof shall vest in the assigns any right, title or <br />interests whatever. <br />23. QUIET ENJOYMENT. LESSOR hereby covenants and agrees that if <br />LESSEE shall perform all the covenants and agreements herein stipulated <br />to be performed on LESSEE'S part, LESSEE shall at all times during the <br />terms of the Lease hereof have the peaceable and quiet enjoyment and <br />possession of the PREMISES. <br />
