Burns moved to <br />refer the Waghray Office Building proposal to the Architectural <br />Board of Review, with the stipulation that at the time it is presented <br />to the Architectural Board, that a scale site plan be submitted that <br />indicates landscaping and with the recommendation that that Board <br />look into complete green area in front of the building, and also <br />refer to the Safety and Engineering Departments, seconded by R. <br />Bierman, and unanimously approved. <br />4) Caron Properties, 23755 Lorain Rd. <br />Heard above. <br />5) Cheradon Plaza III, south east corner of Dover Center Rd. and Brookpark Ext. <br />Proposal to construct retail shopping center. <br />Mr. S. and Mr. D. DiBenedetto presented plans for a 13,200 square foot <br />retail shopping center which can accomodate a maximum of 12 units de- <br />pending on the tenants; parking lot will connect with the adjacent lot <br />facing Brookpark Extension and the two drives will be approximately <br />10 to 20 feet apart, 85 parking spaces will be provided. Mr. DiBenedetto <br />agreed that this drive could be moved west about 40 feet, if necessary. <br />There will be two 3 by 5 foot dumpsters in the rear at each end of the <br />center, no screening or fencing is planned since the property to the <br />rear is commercial and has been purchased by Crestmont. No handicapped <br />spaces are shown, but can be included in the 3 spaces in front of the <br />building and ramps can be included. Mr. Thomas would like the dumpster <br />on the Dover Center Road side screened, but it was doubted there would <br />be room to screen since they will be in the rear 20 foot drive. It was <br />suggested that the building could be moved up about 3 feet to allow more <br />room in the rear for the dumpsters, front set back would still conform. <br />There are some large pines on tfie adjacent Crestmont property which <br />could help screen the dumpster, b ut they might be removed for their <br />construction. Assistant Law Director Dubelko reminded the Commission <br />that these trees could not be removed without approval from the City. <br />Driveway on Dover Center could also be moved slightly north and a <br />screened dumpster placed on that portion of the lot. Mr. DiBenedetto <br />agreed that this could be done. Mrs. Cobbler, 4858 Dover Center Rd. <br />(across the street) objected to the proposal on the basis that it would <br />make the existing traffic congestion even worse. She complained that <br />this entire area is now commereial and hers is the only resident.ial <br />property left, pointing out that her request to rezone to General Retail <br />was denied. E. Traczyk moved to forward the Cheradon Plaza III proposal <br />to the Architectural Board of Review and to the Safety and Engineering <br />Departments with the recommendation that the drive on Dover Center <br />be moved north, perhaps the width of one parking space, with some <br />type of screening, shrubbery or something of that nature; and that the <br />3 parking spaces in the front be indicated as handicapped with a handi- <br />capped ramp in front or on the end of the walkway; and also to suggest <br />that the Safety Department review the curb cut on Brookpark Extension <br />relative to the adjacent drive, seconded by J. Thomas, and unanimously <br />app roved.
