Mr. Pattison would like the metal roof to return on <br />the side elevations so that the equipment will be screened from both the <br />front and the sides. Mr. Zergott stated that the maney juniper is not <br />available in this area and suggested replacing it with a sky rocket <br />juniper. No signage is to be presented at this time. Mr. Pattison is <br />concerned because the parking requirements were based on the firs.t floor <br />area only, and would like to call Planning Commission's attention to the <br />fact that the.basement area is accessible from the rear. He also stated <br />that the exit from the rear for both the main floor and the basement <br />level are uncovered and may not conform to.code. J. Britton moved to <br />approve this design as it stands with the materials as submitted, seconded <br />by D. Pattison, and unanimously approved. <br />2) Diederich Building, 29732 Lorain Road <br />Proposal to convert dwelling to office building including the construction <br />of two small additions. (Heard by Planning Commission April 14, 1987). <br />Mr. Woodman, architect, explained that they will be adding a porch which <br />will extend out about 2 feet and a bay window on the front elevation and <br />a storage area on the rear. The exsitng garage will also be converted <br />to office space. Parking wi11 be added and will conform to code. Land- <br />scape plan was presented and showed that 3 trees will be removed since <br />they are in b ad shape (memo from the forester confirmed that 3 spruce <br />trees are diseased and that installation of concrete will weaken one tree). <br />LoGT lights will be installed in front parking area., and there will be <br />some building lights, an illuminated ground sign will have underground <br />wiring, but there are no concept plans for either the ground sign or the <br />wall sign. The air conditioner will be-pad mounted. Property is now <br />fenced on two side, and the Nietro park is in the rear. Since they found <br />no stoxm drain along Lorain Road at this point they are proposing a sand <br />filter bed to retain storm water. D. Pattison moved to approve the <br />plans as submitted, seconded by J. Britton, and unanimously approved. <br />3) Red Lobster Inns of America, 24001.Lorain Road. <br />Proposal to install windows and awnings. (Heard by Planning Commission <br />April 14, 1987). <br />Mr. Richards from Red Lob.ster presented plans to install windows (probably <br />with white aluminium trim) with awnings and to revise the existing canopy <br />to match the awnings. The canvas awnings will be sumbrella (bright blue <br />color) and illuminated signage will be on canopy. An existing rock wall <br />on the front will be reduced to about 2 feet in height. D. Pattison <br />moved to approve the proposal as submitted provided that the sign area <br />conforms to the ordinance, seconded by J. Britton, and unanimously approved. <br />4) P. J. McIntyre, 5821 Great Northern Mall <br />Proposal to install awning on exterior of Great Northern Mall. (Heard <br />by Planning Commission April 14, 1987)0 <br />Mr. Poorman, Seuffert Construction Co, presented plans for the dark green <br />awnings which are installed. He explained that the interior decorating <br />company had installed the awnings and they did not realize that they had <br />not been approved by the City. Lighting shown on the plans was existing <br />previously. Board has no problem w'ith the awnings. D. Pattison moved <br />to approve the plans as submitted, seconded by B. Zergott, and unanimously <br />approved.
