PAGE 3 <br />but if the owner believes that his business requires a certain number of <br />spaces, that should be fi anored, He pointed out that since the parking is <br />kept to the front, it leaves a green area on the rear adjacent to the <br />residential property and that the landscaper buffers are above the <br />minimum requirements. He stated that he does not believe that there is <br />anything in the ordinance that dictates the maximum number of parking <br />spaces, and also that the two drives on the western end of Lorain Road is <br />not a problem, pointing out that the distribution of the drives is not <br />objectionab le. He does recommend, however, that the walk around the <br />parking spaces on the east side could be removed and more planting <br />could be included there. He.stated that this proposal shows an imagi- <br />native use of materials and is one of the best proposals he has seen <br />on Lorain Road. D. Pattison move,d to approve both the site plan which <br />exceeds the minimums, and the building plans as submitted with commenda- <br />tion, seconded by M. Case, and unanimously approved. <br />Building.Cotnmissioner Conway advised the Board that he is revising the list <br />of requirements for submittals to the Planning Commission, and would like <br />the Board's permission.to use some of their guidelines for this list. He <br />also wants to require developers to list on plans being submitted the <br />manufacturer-,: number, and color name of all exterior materials to be used, <br />would like to include this information on the Architectural Board's re- <br />quirements. He is also suggesting that a procedure be instituted whereby <br />the Chairman of each Board will stamp the plans which have been approved <br />and would also like a procedure set up so that if a minor change is made <br />to the construction drawings, he could contact the various Chairmen involved <br />and have them approve any such change, rather than require the developer to <br />go through the entire approval procedure over again. He would like this <br />Board to give him some specific guidelines as to what signs they would <br />like to review. Mr. Pattison is concerned that some illegal signs are <br />being installed, after the Board has approved only the pole or ground sign. <br />Mr. Conway advised that he is now reviewing all signs personally. <br />The meeting was adjourned at 6:15 p.m. <br />c <br />M.
