NEGd BUSINESS:
1) Charles Helzer Warehouse, 31266 Bradley Road
Proposal to construct building in Limited Industrial Area. (Side vard
variance granted by the Board of Zoning Apneals November 11, 1987).
Heard by Planning Commission December 8, 1987.
Nir. Helzer, the owner, explained that this building will be located behind
his existing pole type building; materials will be the same, metal siding
will be light brown with a dark brown trim and the roof will be Georgia
Pacific copperwood ashnalt shingles. The only difference in design is that
the new building will have 6 doors. A variance was granted by the Board
of Zoning, Appeals for the side yard set back, but a variance to have gravel
drives and parking area was denied. Mr. Pattison has objections to pole
tyne buildings and thinks thev should be disallowed even in the Limited
Industrial Area, pointing out that if they are allowed for the first build-
ings going into the industrial district, it will be difficult to get
upgraded buildings in the future. He would also like to make Flanning Com-
mission and the Safety Denartment aware that there.are only 10 feet between
the two buildings and there is no additional lightina nlanned. J. Britton
moved to accept the plans as submitted, seconded by B. Zergott. Roll call
on motion: Britton, Zergott, and Case, yes. Mr. Pattison, no.
Mr. Pattison stated to the Board that he has nroblems with a variance that
was granted, even though there was an error with the first buildin?, he
could see no reason to grant a variance for the side set back for the
second building which was narrower and could have been set further away
from the ad,jacent nroperty.
VI.
