BOARD OF ZONING APPEALS SEPTEMBER 2, 1987 PAGE 4 ? <br />existing rental storage building that now exists on the eastern end of Lorain <br />Road. Even though such a storage facility is not a specific permitted use, <br />it is in essence a retail use. Mr. Grace stated that he believes that such <br />a facility should be in the Limited Industrial area. Mr. Gareau stated,that <br />the ultimate consumer is the general public, as opposed to the storage as <br />described in the Industrial area which is bulk or wholesale. The neighbors <br />have no objections to the proposal and do not believe that it will take away <br />from their privacy. Mr. Bugala and Mr. Grace are both concerned that there <br />will be outdoor storage on the site. Mr. Geiger advised that there would <br />be no -o.utdoor storage. He further advised that the request for a variance <br />to have a.-skylight instead of a window has been withdrawn from the agenda <br />and presented revised nlans reflecting that. Mr. Bugala also stated that <br />he believes that there might be a problem with people storing illegal or <br />stolen goods at this facility. Mr. Geiger stated that this would be handled <br />with a seareh warrant in the same manner as if these good were stored on <br />nrivate property. C. Remmel moved that the Board rules that this request <br />should be consider in the General Retail District, seconded by B. Grace. <br />Roll call on motion: Remmel, Grace, Bugala, and Gomersall, yes.. Mr. Helon, <br />no. Motion carried. <br />9. Margaret Zuharancik lot split and assembly plat (A. Kanareff)$-131276 Lorain Rd. <br />Request for yariance (.1133.13). Request variance to subdivide permanent <br />parcel 234-03-006 into 2 parcels (oarcel 1 and parcel 2) ; parcel 1(containing <br />house) to be assembled to permanent parcel 234-03-007 and requires a 111.1 foot <br />variance for frontage of lot in Industrial area and a 175 square foot variance <br />for area of lot (1 acre required). Violation of Ord. 62-33, Section 1195.04. <br />Also, request variance for.uarcel 2 for no frontage on street (parcel 2 is <br />being assembled to permanent parcel 234-03-013). Violation of Ord. 62-33, <br />Section 1000.01 (a). <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Kanareff, owner, who explained that they are spTitting <br />off the portion of the parcel beyound the C.E.I. easement and_ attaching it to <br />an adjacent parcel in order to hold that land for future development (there <br />is no frontage on a street for that parcel). Combining this nroperty with <br />adjacent property (which has frontage) is being discussed with Mr. Varga, <br />the owner of that parcel. Mr. Kanareff stated that he will agree that no <br />structures will be built until there is frontage for the parcel. In refer- <br />ence to parcel 1, he advised that the house is built over the property line <br />and these two lots must be assembled as required b_y the Planning Commission. <br />Law Director Gareau stated that there has been problems with develoning some <br />of this land because the lots are bowling alley t_ype lots. The Planriing <br />Commission had recommended granting the variances with the conditiori that <br />parcel 2 will be assembled prior to being developed. R. Bugala moved to <br />grant the variance to subdivide permanent parcel 234-03-006 into 2 parcels <br />(parcel 1 and parcel 2), parcel 1(containing house) to be assembled to per- <br />manent parcel 234-03-07 and to grant the 111.1 foot variance for the frontage <br />of the lot in the Industrial area and to grant a 175 square foot variance for <br />the area of the lot (1 acre required), seconded by C. Remmel, and unanimously <br />approved. R. Bugala moved to grant a variance for parcel number 2 for no <br />frontage on a street (parcel 2 is being assembled to permanent parcel 234- <br />03-013), seconded by C. Remmel, and unanimously approved. Variances granted. <br />10. Hampton Inn Cleveland Airport (North Coast Inns), 25105 Country Club Blvd. <br />Req_uest was withdrawn by the developer nrevious to meeting.
