PLANNING COMMISSION FEBRUARY 23, 1988 PAGE 5 <br />1) General Mills Restaurants Assembly Plat (Olive Garden Restauran.t) <br />The proposal is to combine permanent parcel nos. 232-33-57 and 232-33-59 <br />into one (1) parcel; which is the site of the proposed Olive Garden <br />Italian Restaurant, 25984 Lorain Road. The proposed parcel is zoned <br />- Retail, Business, General for the entire depth and conforms to the <br />Zoning Code in both frontage and area. <br />No representative was present. Proposal was continued until the <br />next meeting. <br />2) Clifford Crabs Plat of Lot Split and Assembly, and Easement Vacation. <br />The proposal is to split permanent parcel no. 236-23-12 (25491 Butternut <br />Ridge Road and join the rear portion to permanent parcel no. 236-23-14 <br />(25575 Butternut Ridge Road), and to vacate and extinguish a non-used <br />sanitary sewer easement to the City of North Olmsted located on permanent <br />parcel no. 236-23-11. The zone is "A" Residence, Single, and both parcels <br />conform to the Zoning Code in frontage and area. <br />Mr. Crabs explained that he has purchased a parcel which has property in <br />the rear abutting his backland and is requesting to have tfiis rear 1.2 <br />acres of land split off and attached to his property, the remaining <br />parcel with a house will have a rear property line which is in line with <br />the adjacent property lines and the lot will conform to code. He ex- <br />plained that he intends to keep this wooded area as a buffer from the <br />hYgh:aay. He stated that during the title search it was discovered that <br />there was an abandoned sewer easement (acquired in 1965) on the property <br />and he would like to have this vacated at this time. Proposal was <br />exp].ained to Mr. Snowden, an adjacent neighbor, who had no problem with <br />the proposal: Assistant Law Director Dubelko advised that the vacation <br />of the easement would have to be by ordinance. R. Bierman moved to <br />approve the Clifford Crabs Plat of Lot Split and Assembly to, split <br />permanent parcel no. 236-2_3-11 and joint the rear portion to permanent <br />parcel 236-23-14, seconded by E. Traczyk, and unanimously approved. <br />At this point Mr. Thomas stated that he has-been reconsidering his motion to <br />refer the Mongello Office Building addition to the Architectural Board of <br />Review and believes that this would be a waste of time for the developer. <br />It was agreed that the motion should be withdrawn. J. Thomas moved to <br />withdraw the previous motion made.concerning Mr. Mongello's addition to his <br />building, and instead move that we approve and.refer this project as is <br />indicated on the plans presented to us to the BZD, seconded by R. Bierman. <br />Roll call on motion: Thomas, Biermari, Traczyk, and Morgan, yes. Mr. Gorris, <br />no. Motion carried. <br />V. COMMUNICATIONS: <br />Letter from Mary Ann Jira,.4056.Dryden Drive, pointing out the lack of land <br />zoned for cluster homes or townhouses and stating that many older North <br />Olmsted homeowners would like this type of housing in North Olmsted, but <br />none is avialable. She is suggesting that smaller parcels of land in.de- <br />sirable areas be rezoried to accommodate this use. The Commission agrees <br />that there is such a rieed and intends to look into this further. Assistant. <br />Law Director Dubelko advised that the Commission should get copies of codes <br />from other communities who have developed small parcels in this manner and.
