<br />PLANNING COMMISSION <br />SEPTEMBER 27, 1988 PAGE 2 <br />Rini's sign on the wall behind the canopy and pointed out that this sign <br />was partially obscured by the canopy thus they decided to place their sign <br />on top of the canopy. Building Commissioner Conway has determined that <br />this is a roof sign which would need a variance from the Board of Zoning <br />Appeals, but advised that if the variance is granted the sign would not <br />have to come ba.ck before the Commission. Mr. Herschman stated that they <br />are going to sandblas.t the sign off the rear wall as recoinmended by the <br />Architectural Board. It was further explained that the rear loading dock <br />would be altered to accommodate tractor trailers. There are no plans to <br />revisei. the parking area, since this would be up to the owner of the build- <br />ing. Mr. P'Iorgan beli:eves that this proposal is neater than the first one. <br />T. Morgan moved to approve the OfficeMa.x proposal with the recommendations <br />as indicated by the Architectural Board of Review and contingent upon the <br />granting of the variance, seconded by R. Bierman, and unanimously approved. <br />3) Aetna Door Company, 31546 Lorain Road <br />Revision to parking plan <br />(Variance granted by Board of Zbning Appeals July 6, 1988). <br />Tabled by Planning Commission September 13, 1988. <br />Since this is a new development the Commission wanted to review the original <br />plans and tabled proposal from the last meeting. A variance had been <br />granted by the Board of Zoning Appeals subject to the approval of the <br />Planning Commission. Mr. K. Kanareff, representing the owner, stated that <br />8 additional parallel parking spaces and a 14 foot drive were to be.added <br />to the front set back for the convenience of the tenant's customers who <br />use tlie front entrance and.because there is a problem in that when tractor <br />trailers are in the loading dock some of the parking spaces are blocked. <br />Mr. Conway presented original plans. Mr. Morgan questioned why additional <br />parking spaces cannot be temporarily installed where the addition to the <br />building is planned. He has problems with a new development needing a. <br />variance. Mr. Bierman is concerned that additional variances would be <br />needed when.the addition is constructed. Mr. Gorris stated that they were <br />aware that they were required to have a 100 foot front set back when the <br />original plans were submitted. Mr. Morgan is concerned that other devel= <br />opers on Lorain Road would also request set back variance and suggested <br />that they restudy the proposal and attempt to resolve the problems with- <br />out variances, perliaps by changing the loading docks. B. Gorris moved <br />that the request for a 34 foot variance to place parking i:n the front set <br />back of the Aetna Door Company, 31546 Lorain Road, be disapproved consider- <br />ing the relative young age of this development and the fact that the <br />original proposed deve'lopment has not be completed, it is this Board's <br />feeling that alternative steps can be taken to correct this situation and <br />no hardship has really been demonstrated. Mr. Conway questioned if the <br />Commission should disapprove a variance since the Board of Zoning appeals <br />granted it. Assistant Law Director Dubelko advised that it would appear <br />that the Board of Zoning Appeals was giving the Commission the right of <br />veto on the variance as stated in their motion. Motion was seconded by <br />R.
