CITY OF NORTH OLMSTED <br />ARCHITECTURAL BOARD OF REVIEW <br />T4INUTES - APRIL 20, 1988 <br />I. ROLL CALL: <br />Chairwoman Case called the meeting_to order at 5:05 n.m. <br />Present: M. Case and B. Zergott <br />Also Present; Mr. Pattison, consultant; D. Conway, Building Commissioner; <br />and B. Oring, Clerk of Commissions <br />II. REVIEW AND CORRECTION OF MINUTES: <br />B. Zergott moved to approve the minutes of March 16, 1988 as presented, <br />seconded by M. Case, and unanimously approved. <br />III. SIGNS: <br />No items. <br />IV. OLD BUSINESS: <br />No items <br />V. NEW BUSINESS: <br />1) Predota Flooring, 29369 Lorain Road <br />Proposal to alter front of building and review of site Dlan <br />Heard b,y Planning Commission April 12, 1988. <br />Mr. Predota nresented revised plans. Mr. Zergott would like a more <br />definite planting nlan which shows exactly what plants are to be installed, <br />atid suggested that some trees be planted to replace those being removed; <br />he believes that some shrubs should be placed in front of the house; azid <br />suggested junipers or taxus for the front landscaped buffer. It was agreed <br />that Mr. Predota would submit a revised -Dlan by Friday which DTr. Zergott <br />will review Drior to the Planning Commission meeting. Revised site plan <br />shows only one driveway, hocvever, Mr. Conway suggested that narking spaces <br />should ziot be diagonal since this would create problems for cars backing <br />out of the last spaces. Mr. Pattison stated that the entrance drive <br />must be 18 feet, and that the four 9 foot wide spaces shoul.d be perpendi- <br />cular to the 22 foot driveway. Mr. Predota explained that a small addition <br />will be constructed and the building renovated: siding and trim wi11 be <br />painted a tudor brown (Benjamin Moore, Mor-Glo paint number 096062, gable <br />will be stuccato board in a cream color (exact color will be submitted <br />later); roof over addition will match the existing; light fixtures will <br />be installed on front of the building, tio pole lights are planned; air <br />conditioner unit will be behind the building; and dumpster will be screened <br />with a wolmanized wood stockade tvne fence and gate. Mr. Pattison sug- <br />gested that the flat roof be changed to a pitched roof which can be <br />blended into the existing roof since it will look less like a shed on the <br />front of a building and will cause him fewer problems. Mr. Pattison <br />pointed out that the actual finish on the building will be considerably <br />darker than the color rendering. Mr. Predota did not have a color
