Burk <br />Also Present: Building Commissioner D. Conway and Clerk of Commissions <br />B, Oring.. <br />II. REVIEW AND CORRECTION OF"MINUTES: <br />B. Schulz moved to accept the minutes of September 22, 1988, seconded by <br />D. Spoerke, and unanimously approved. <br />III. COMMUNICATIONS: <br />No items. <br />IV. HEARINGS: <br />1) John H. Horsfall, Jr., property located between 5740 and 5760 Canterbury Road <br />Request nermission to construct dwelling on permanent parcel 235-24-18, <br />Canterbury Road ("A" District, minimum lot frontage 80 feet). Hearing <br />required by Ord. 2806 (any house being built on a lot with a 50 foot front <br />width or less requires the approval of the Board of Building Code Appeals). <br />Mr. and Mrs. Horsfall, owners of the property, were sworn in. No neighbors <br />were present at that time. Chairman Kazak stated that he was on the pro- <br />perty and the proposed single story house would fit into the neighborhood <br />which is basically a mixture of styles. Building Commissioner Conway <br />advised that setbacks conform to the Zoning Code. Some neighbors entered <br />at this time and viewed the plans. Mr. Kazak explained that there are a <br />number of lots in North Olmsted that were subdivided prior to the ordinance <br />and are non-conforming. Mr. Kazak administered the oath to Mr. Kalynchuk, <br />who lives next door and who was the only neighbor who wished to speak. <br />Mr. Conway explained that there would be 15 feet between his house and <br />the proposed house. Mr. Kalynchuk is concerned that this house might <br />place restrictions on his building a new garage in the front setback. <br />Mr. Conway advised that he could nut on an attached garage on the front <br />if they kept the same side yard setback, and this house should not effect <br />that. He would have to see a site plan of his property to'.imake any other <br />determination. J. Kazak moved to approve the building of this structure <br />on permanent parcel 235-24-18 Canterbury Road, seconded by D. Spoerke, <br />and unanimously approved. Mr. Conway advised that this approval is good <br />for one year, but if the owners alter the plans they would have to appear <br />before the Board again. <br />2) K. & C. Builders, property located between 5914 and 5934 Stearns Road <br />Request permission to construct dwelling on permanent parcel 234-20-54 <br />Stearns Road ("B" District, minimum lot frontage 70 feet). Hearing <br />required by Ord. 2806 (any house being built on a lot with a 50 foot <br />front width or less requires the approval of the Board of Building Code <br />Appeals).
