CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - JULY 6, 1988 <br />Chairman Remmel called.the meeting to order at 7:40 p.m. <br />Present: R. Bugala, R. Gomersall, and C. Remmel . <br />Absent: B. Grace and J. Helon <br />Also Present: Law Director M. Gareau, Building Commissioner D. Conway, and <br />Clerk of Commissions B. Oring. <br />R. Bugala moved to accept the minutes of the June 8, 1988 meeting as written, <br />seconded by R. Gomersall, and unanimously approved. <br />Chairman Remmel advised all present that since there were only three members <br />nresent any apnlicant who wishes to withdraw until the next meeting may do <br />so, explaining that it takes 3 affirmative votes to approve a request. He further advised that if a request is voted on, that vote is final.. <br />1. Pickway Shoes, 26750 Lorain Road . <br />Request for variance (1123.12). Request 19 square. foot variance.to place <br />sign on secondary street. Violation of Ord. 87793, Sectiori 1163.06(e)3. <br />Also request 55 square foot variance for total sign area. Violatiori of <br />Ord. 87-93, Section 1163.06(d). <br />Chairman Rerunel called all interested parties before .the Board..,The oath was <br />administered to P4r. Mattelain, Hutz S.ign Company, who.explained that the <br />business needs additional exposure on the side street,elevation.because of <br />the angles of the intersection and..the.position of the building.. Board <br />agreed that this sign is much too large, and pointed out.that there is a <br />pole sign in the front set back. R. Bugala moved to grant the 19 square foot <br />variance to place a sign on a secondary street, and also to grant the request <br />for a 55 s.quare foot variance for total sign area, seconded by R. Gomersall. <br />Roll call on motion: Bugala., Gomersall, and Remmel,_ no. Mot.ion failed.to <br />pass. Variance denied. <br />2. Lauren Hill Plaza, •24601 Lorain Road <br />Request for variance (1123.12). Request variance for 19 parking spaces. <br />Violation of Ord. 87-93, Section 1161.05(s). Building proposal approved by <br />Council May 4, 1988. <br />Chairman Remmel called all interested parties before the Board. . The.oath was <br />administered to Mr. Kouri and Mr. Zayac, developers, D. Wendell, city forester, <br />and neighbors, J. Polito, T. Terry, D. Pattison, C. Shranek, Mr. and Mrs. <br />Abbott. Mr. Zayac explained that the forester had recommended that some. <br />parking be eliminated in order to save two large trees on the.front of the. <br />property, but the Council had approved the proposal and merely recommended <br />that they request the variance. Mr. Dillon, an adjacent resident, was sworn <br />in at this time. Al1 adjacent neighbors.are opposed to the granting of any <br />variances at this time, on the basis that the develonment is too large for the <br />property as it is propo_sed. Mr. Pattison reminded that Board that they had <br />denied a parking variance for this proposal nreviously, and that the developers
