<br />1 <br />PLANNING COMNITSSION JANUARY 10, 1989 PAGE 4 • <br />believed that a plan should be presented for the entire shopping center. <br />Mr. Papandreas stated that eventually the entire center would be renovated, <br />but ttcis concept would not necessar:ily be used, but believed this concept <br />would create some consistency in the mean time. He stated that, if the <br />Commission does not want to approve this as the criteria, he would like <br />approval of"the one unit. Mr. Gorris questioned if this renovation would <br />be required when existing tenants are renewing their leases, and doubted <br />that some of the larger tenants would be agreeable. He pointed out <br />several stores which have different types of front elevations which he <br />does not believe to be offensive. It was decided to forward only the <br />Plus Sizes proposal to the Architectural Board of Review and the Commis- <br />sion suggested that the developer present the concept of a standard <br />criteria to that Board for their input. R. Bierman moved to send the <br />Plus Sizes proposal to renovate the front of the building at 26005 <br />Great Northern Shopping Center #12 to the Architectural Board of Review, <br />seconded by E. Traczyk, and unanimously approved. <br />5) Great Northern Retail Campus, 4970 Great Northern Mall <br />Retail campus signage proposal. <br />Mr. Papandreas,. representing Biskind Development Company, explained that <br />this proposal is the same as previously presented informally, except <br />the graphics of the signs have been included. The intent of the program <br />is to identify the campus as a whole, to identify various projects, and <br />to direct traffic, both on the public streets and within the complex; <br />they will be removing some of the existing directional signs as these <br />signs are installed. This program will be implemented with the proposed <br />parking lot improvement plan. He presented color coded sign location <br />plan showing three types of signs, location of each sign, and site plans <br />for the type 1, 1-a and type 2 signs. Type 1 signs includes the Great <br />Northern logo at the top and identified the four projects: Mall,- Plaza <br />North, Plaza South and Tony Roma's Plaza; and will be located at the <br />Lorain Road entrance, at the corner of Brookpark Road and Great Northern <br />Boulevard, at the corner of Great Northern and Country Club Boulevards, <br />and at the Country Club Boulevard entrance to Plaza South. . There will be <br />one type 1-a sign which further identifies some of the major tenants of <br />each project and which will be located at the main Brookpark Road entrance. <br />It is their hope that this sign will afford them some leverage in order <br />to have certain signs removed (possibly the Kronheims and Marshalls sign <br />which are now located over the arcade). Type 2 signs, with only one <br />exception, caill be located on the ring road and will identify the indivi- <br />dual projects and their major tenants, the exception being the Plaza <br />South sign at the Country Club entrance. He explained that the Tony <br />Roma's Plaza sign will not mention any other tenants since the building <br />is being named after the largest tenant. The type 3 signs are small <br />directional signs located on the ring road. He advised that the site <br />plan shows the signs in relation to property lines and curbs; that no <br />sign is located less than 10 feet from any curb or property line; and <br />that all sight lines have been maintained. Type 1 and 2 signs will be <br />mounted on a 2 foot concrete foundation in order to include landscaping <br />around the signs later on. These signs are compatible with the Corporate <br />Center signs, but a different lettering style and color will differen- <br />tiate the two entities. Signs will be opaque with transparent lighted <br />white letters. He clarified that the two brick signs would be removed. <br />Mr. Morgan would like to know exactly which signs are to be removed and
