. <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - APRIL 25, 1989 <br />I. ROLL CALL: <br />Chairman ihomas called the meeting to order at 8:05 p.m. <br />Present: R. Bierman, R. Bowen, T. Morgan, E. Traczyk, and J. Thomas <br />Mr. Betts arrived at 8:20 p.m. <br />Absent: B. Gorris <br />Also Present: Law Director M. Gareau, Building Commissioner D. Conway, <br />Consulting City Engineer S. Cesen, and Clerk of Commissions <br />B. Oring. <br />II. REVIEfd AND CORRECTION OF MINUTES: <br />T. Morgan moved that the minutes of April 11, 1989 be approved as submitted, <br />seconded by,R.. Bowen, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Cellular One, 26101 Country Club Blvd., Apt. 1921 (Victoria Plaza). <br />Amendment to detailed development plan (Mixed Use District), to wit, <br />changing one suite of an apartment to a business use. (Tabled from <br />the Planning Commission meeting of April 11, 1989). <br />Chairman Thomas advised that the Commission has had the opportunity to <br />review all information provided. He stated that the Safety Department <br />reported that Captain Krynak of the Police Department had no.problems <br />or objections and that the Fire Department stated that there was no <br />objection to the plan as proposed, providing proper fire separations <br />as per Ohio Basic Building Code is provided. Mr. Morgan stated that <br />his only concern was to make certain that the Building and Safety <br />Department have the opportunity to inspect the premises on a regular <br />basis, both during construction and afterward. R. Bowen moved to <br />approve the development plan changing one suite of the apartment com- <br />plex at 26101 Country Club Boulevard to business use for the use of <br />Cellular One as a substation as outlined in the letter from Cellular <br />One to the Building Commissioner, seconded by E. Traczyk. Roll call on <br />motion: Bowen, Traczyk, Morgan, and Thomas, yes. Mr.. Bierman, no. <br />Motion carried. <br />2) Paradise Honda Automobile Agency, 25892 Lorain Road <br />Proposal to construct Honda Dealership (existing building to be relocated <br />to the rear of the property and converted to an office). <br />Heard by the Architectural Board of Review April 19, 1989. <br />Mr. Mongello, architect, and Mr. Paradise, owner, presented the plans and <br />a colored rendering. Chairman Thomas questioned Law Director Gareau <br />regarding the ability of the Planning Commission to disallow the access <br />onto Ranchviewo Mr. Gareau stated that, when reviewing the overall plan, <br />the Commission should address this and the code does discourage access <br />from commercial properties onto side streets. There has been deviations <br />at times in the past, but in this instance this driveway area is just
