CITY OF NORTH OLMSTED <br />ARCHITECTURAL BOARD OF REVIEW <br />MINUTES-MARCH 22, 1989 <br />I , F.OLL CALL ; <br />Chairwoman Case called the meeting to order at 5:00 p.m. <br />Present: M. Case, T. Gallagher, and B. Zergott <br />Also Present; Building Commissioner Conway and Clerk of Commissions Oring. <br />IIo REVIEW AND CCRRECTION OF MINUTES: <br />T. Gallagher moved to approve the minutes of January 18, 1989 seconded by <br />B. Zergott, and unanimously approved. <br />III, SIGNS: <br />Reviewed with building plans. <br />IV. OLD BUSINESS: <br />No items. <br />V. NEW oUSINESS: <br />1) Olmsted Manor Assisted Living Facility, 27500 Mill Road <br />Proposal to construct building. <br />Heard by the Board of Zoning Appeals Febraury 1, 1989. <br />Referred by Planning Commission February 28, 1989. <br />Mr. Draeger and Mr. Suhayda, architects and a representative of Olmsted <br />Manor presented a colored rendering of the 3 story mansion style building, <br />which will have a total of 64 units: 51 one-bedroom, 5 two-bedroom and 3 <br />efficiencies. The building will be Michigan brick (1489); Anderson case- <br />ment windows with terra tone trim; limestone trim around the entrance; <br />and Elk Barkwood shingles which simulates a slate roof, Mr. Zergott <br />questioned the need for the concrete pad in front of the a door which <br />does not lead to a walk, but directly onto the grass. AZr. Draeger stated <br />that this was an emergency entrance, but could not see putting in a wallc <br />to Mill Road since there was a ditch and no sidewalks on that section of <br />Mill. Building Commissioner Conway wi11 check into the codes on this <br />situation. AZr. Zergott pointed out that if a walk would have to be in- <br />stalled, the landscaping would have to be rearranged, In reference to <br />the landscape plan, Mr. Draeger explained that they had tried to save as <br />many trees as possible: Mr. Zergot would like landscaping on the south- <br />east side of the building repeated to match that on the southwest side. <br />A board on board fence will be installed on the east property line at <br />the request of the adjacent condominium owners. The dumpster and enclosure <br />now used for the nursing home will be expanded and used for both facilities. <br />Building lights will match those on the nursing home, and there will be <br />two parking lot light poles with 150'watt high pressure sodium lights as <br />well as two small decorative light fixtures at the entrance and one high <br />pressure sodium light in the rear lot. Mr. Gallagher suggested that the <br />incandesce.nt lights be replaced with metal hallite which would last longer.
