Zergott, and unanimously approved, <br />3) Sparky Plaza, north side of Brookpark Road Ext., adjacent to Hills <br />Department Store. <br />Proposal.to construct retail building, <br />Heard by the Board of Zoning Appeals February 1, 1989, <br />Referred by Planning Commission March 14, 1989. <br />David and Tony DiBenedetto presented the plans and explained that they <br />will be using a 4 inch white split block (Artic White) for a more residen- <br />tial look, front is clear glass with one row of brick at grade; mansard <br />will be an.asphal.t shingle (cedar shake); there will be 2 courses of belt <br />board (Y.ork Tan); sign facia and area under the overhang will be rough <br />sawn cedar stained olympic chocolate stain; and the flat roof will be <br />covered with a rubber roofingm They presented a rendering of the ground <br />sign which will be 7 foot 8 inches by 3 foot 4 inches and supported by <br />8 by 8 inch timbers, Mrs. Case questioned if it is practical to have the <br />glass down so 1ow and was advised by Mr. Conway that the glass would have <br />to be tempered safety glazed. Mr. Zergott suggested that they replace the <br />cotoneaster with a blue chip juniper to have some evergreen material, and <br />to replace the viburnum with burning bush and to include 4 or 5 low growing <br />tree lawn treesA possibly Snow Drift or Radiant crab or Bradford pear. <br />Parking lot will be lighted with 2 high pressure sodium pole lights and <br />the building lights will be Hubble wall pack fixturesa Roof top units <br />will be behind the facing on the roof and will not be visible. There will <br />be a chain link fence on the rear property line and the small (3 by 5 foot) <br />dumpsters will not be screened. Mr, Zergott suggested that the fence <br />should be board on board especially since the dumpster will not be screened. <br />B. Zergott moved to accept. the proposal with the addition of 4 crabapple <br />or pear trees on the tree lawn and changing the chain link fence to board <br />on board, seconded by T.
