ARCHITECTURAL BOARD OF REVIETR] NOVEMBER 22, 1989 PAGE 2 <br />brick, Ms. Wholey pointed out that they used?.this same brick in a complex <br />outside of Cincinnati and the suburb was using pictures of it in their <br />promotional brochure. Mr. Sohn still believes that the brick is too dark, <br />and there is too much contrast between the light and dark. Mr. Newberry <br />presented a site plan showing the drainage on both this parcel and the <br />adjacent Developers Diversified parcel and explained that the lake would <br />be from 2 to 4 inches deep. In reference to the dumpster enclosures,.:they <br />clarified that there could be several dumpsters in each enclosure:. PZr. <br />Stogsdill explained that the final tree survey has not been completed, <br />but it is their intention to relocate any trees that are in the way of <br />the buildings if they are worth saving and they have met with the forester <br />who has advised what type of trees should be added where the natural <br />buffer is sparce. P4r. Zergott explained that he needs a more specifie <br />landscape plan showing what.:t.ype of materials are to be used where and, <br />indicating the.actual numbers of plants and trees. He requested that they <br />present detailed plans for foundation plantings around the buildings, <br />garages, clubhouse and pool area, dumpster enclosures, and sign. He did <br />not believe that it would be necessary to identify trees in the buffer <br />area, but they should show how they are going to augment the existing. <br />It was clarified that tne mechanical units would be ground mounted and <br />landscaped, the lake would be fenced. Mro Conway presented a combined <br />site plan showing a conceptual plan of the Developers Dive.rsified pro- <br />perty. Mr. Stogsdill explained that they do plan an emergency exit <br />through the adjacent property but cannot give any specific plans on <br />that since this proposal is not definite. The developers agreed to <br />table the pr.oposal in order to. rework the plans.to provide more than <br />the minimum 20 feet between buildings and to present a more detailed land- <br />scaped plan. Mxs. Case is concerned that if they move the driveway to <br />the west it would reduce the turning radius of the drive and cause pro- <br />blems with traffic. She was advised that a1I turning radii must meet <br />the Fire Department requirement.s. B. Zergott moved to table the proposal <br />and request thatr the developers submit a revised layout as suggested <br />*ith:the buildings further apart in the one area, a more complete land- <br />scape plan, a sample of the new brick, a more specific lighting plan <br />showing size and direction of all lights and types of fixtures on both the <br />buildings and in the parking lot, seconded by Y. Sohn, and unanimously <br />approved. After some 3iscussion it was decided that the board would <br />have a special meeting in order for this proposal to be returned to <br />Planning Commission on December 12th so that the developers can meet <br />their time table for financing. Ms. T,Tholey then presented black and. <br />white drawings of signs for other projects explaining that the concept <br />will be the same; but since they cannot use either the Atrium name or <br />the Polo Club name they cannot present definite renderings. Building <br />Commissioner Conway explained that he would need a site plan showing <br />where the signs are to be located and the dimensions of all signs since <br />it would appear that there might be some variance required. Mr. Sohn <br />further requested that they present the colors of the signs. <br />2) Rini's Supermarket, 23100 Lorain Road <br />Proposal for exterior renovation to existing building <br />Referred from Planning Commission November 14, 1989. <br />Mr. Acciarri, architect, explained that the front addition will be 4 feet <br />4 inches out by 18 feet across and is being constructed in order to re- <br />locate the existing office area and install a new.cash register station.
