.? <br />„ <br />BOARD OF ZONING APPEALS _APRIL 5, 1989 PAGE 4 <br />9. Toys "R" Us, located on the north side of Lorain Road, west of Crestmont. <br />Request for variance (1.123.12). Request a variance to reduce the size of <br />56 parking spaces from 9 by 20 feet to 9 by 17 feet for the exclusive use <br />of compact cars. Violation of Ord. 87-93, Section 1161.04-a. (Rehearing of <br />variance granted on February 1, 1989). Referred from Planning Commission <br />March 28, 1989.) <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Ricci, architectr and Mr. Nicholson, representing Toys "R" <br />Us, who explained that they have returned to this board since,in order to save <br />trees,they had to reduce their parking spaces from the original 323 to 287. <br />They had originally shown a landscape island in this area of the parking lot <br />because it could not accommodate conforming spaces, and they agreed to elimin- <br />ate some additional spaces. if they could have this bank of parking for compact <br />cars and are requesting a variance for the length of tlie spaces only, the <br />width will be conforming. It was clarified thatthe spaces would be 9 by 17 <br />feet instead of 9 by 20 as required (original variance reduced the length to <br />19 feet). An adjacent property owner, Mrs. Comber, came forward at this time <br />and was administered the oath. Mr. Nicholson explained_that they were planning <br />to relocate the Whitetho m intersection a few.=eet so:that it will be op.posite <br />their driveway and will be installing a traffic signal at that point. Mrs. <br />Comber is questioning how close their lot will be to her building. Mr. Ricci <br />explained that her building was about a foot off the property line and that a <br />small triangular portion (approximately 6 feet) of her paved parking was on <br />their lot. There would be landscaping as required by the city in that area. <br />Mr. Ricci advised that there was a portion of her land that was not paved. <br />The Board has no questions on this proposal. J. Helon moved to grant the <br />variance to reduce the size of 56 parking spaces from 9 by 20 feet to 9 by 17 <br />feet for the exclusive use of compact cars for Toys "R" Us, located on the <br />north side of Lorain I2oad, west of Crestmont, seconded by R. Gomersall, and <br />unanimously approved. <br />Since there are already 6 items to be heard at the next meeting, the Board <br />agreed that they would take a maximum of 15 request. <br />The meeting was adjourned at 8:20 p.m. <br />R.
