Orlowski, and unanimously approved. <br />Mr. Morgan advised Mr. Mongello that had they been going forward with <br />this approval it would not be unusual for the Commission to look at the <br />drives across the street. Mr. Mongello stated that as long as they were <br />looking at both sides of the street, he would not have a problem, but if <br />they were looking at one side, he did have a problem. P1r. Thomas offered <br />to send a copy of any information they received on to Mr. Mongello. Neigh- <br />bors then mentioned that the Commission should also check the Police reports <br />since they have frequently called on the noise from the dumpsters being <br />unloaded. They were advised that if this'proposal is put back onto the <br />agenda, they will receive another notice, and that the reports asked for <br />would be discussed at the first meeting in June. Mr. Thomas asked Mr. <br />Conway if he could determine that with the new parki.ng space size, they <br />would be able to meet the code requirements. Mr. Conway responded that <br />that would depend on how the parking lot would be laid out, but he had <br />figured the density on the basis of the new codes and the code will per- <br />mit 25% denisty and this property is at 35?2,%. Since the Safety Department <br />must approve all of the tent sales in the city, P4r. Gorris suggested that <br />Mr. Conway advise them that there is not sufficient parking for that <br />development. <br />S) Stemmer Auto Body, 29930 Lorain Road <br />Proposal to construct 1 bay addition to garage. <br />Mr. Stemmer explained that he is adding the bay for a drive-in claims <br />office and an area in which to wash cars. Pir. Thomas questioned the <br />location of the dumpster which was shown in the front set back. Building <br />Commissioner Conway advised that Mr. Stemmer had been willing to relocate <br />it. Mr. Stemmer agreed that he would relocate it and if it were visible <br />he would enclose it with a wood fence and further stated that all the <br />materials in the addition would match the existing as closely as possible. <br />Mr. Conway clarified that the parking lot is gravel now and will be paved, <br />but the driveway will not be in compliance and will need a variance. He <br />did not believe this would be a problem since the employees park the cars <br />and under the proposed parking space ordinance, the drive would only be <br />1 foot less than required. In reference to the parking spaces, Mr. Stemmer <br />stated that he sometimes did need all the spaces and there was also an <br />area near his house which he used for parking and that will also be paved. <br />The members would like at least parking space number 1 landb.anked and <br />landscaped and would also prefer grass in the tree lawn,.not asphalt as <br />shown. Mr. Thomas suggested that a mansard could be installed across <br />the front of the building to tie in the addition and to conceal tne equip- <br />ment on the roof. Mr. Stemmer had considered that, but was unable to draw <br />it himself and could not find anyone to draw his plans. Mr. Thomas sug- <br />gested that he should get a professional rendering of the building showing <br />the addition and the mansard roof to present to the Architectural Board. <br />B. Gorris moved to refer the Stemmer Auto Body proposal to construct a 1 <br />bay addition at 29930 Lorain Road to the Architectural Review Board with <br />the recommendation that Mr. Stemmer present a plan for a mansard that will <br />tie in the addition as well as screen anything that is on the roof; it is <br />our further recommendation that parking space number 1 be landbanked and <br />landscaped; that the tree lawn not be asphalted, but planted with grass. <br />We would also like the city forester to be appraised of this development <br />in order to make •recommendat'ions regarding saving the large maple tree in <br />the front and also to refer this proposal to the Safety and Engineering
