Zergott moved to accept the <br />Memory Lane proposal on the condition that a landscaped design for the <br />sign be presented and that, in the future, they will include a foundation <br />planting plan in front of the house; and that there be a more professional <br />touch put on the ground sign, seconded by T. Gallagher. Mrs. Chelednik <br />explained that she had done the drawing and was really not an artist, but <br />her husband was an experienced carpenter and he would do a professional <br />job on the sign, and if the sign did not look professional, she would not <br />want to install it. The members agreed, but again Mr. Sohn explained that <br />they should be sure to center the letters and leave a margin around the <br />edge. The motion was approved unanimously. She was advised that permits <br />would be required for the signs. Mr. Zergott will drop off an approved <br />landscape plan which can be presented to the Planning Commission. <br />2) Aquatic Dreams, 29290 Lorain Road <br />Proposal to construct addition to retail building. <br />Referred by Planning Commission April 10, 1990e <br />Mr. Johnson, owner, presented a colored_rendering and photographs of the <br />existing buildingo He explained that he is expanding the commercial <br />portion of the building (residence is in the rear) and will be adding a <br />mansard roof to make the front of the building more attractive. PZro Sohn <br />pointed out that the Planning Commission had asked for some suggestions <br />to improve the appearance of the structure. Members had several sugges- <br />tions and Mr. Sohn made several notes on the plans so the architect could <br />revise them as stipulated. It was suggested that they reduce the width <br />of the mansard; that the east mansard should match the height of the west <br />side and should be extended along the entire elevation to the porch on <br />the house (the chimney will have to be raised 2 feet above the mansard); <br />since the roof slopes and there are different pitches, the mansard should <br />be the same width, but the facia can vary; and the mansard on the west <br />elevation should be returned about 3 feet further than shown. rir. Johnson <br />presented a sample of the Kork Tan split face block which will match the <br />existing brick fairly well, and advised that the mansard will be Burnt <br />Brown shingles (the same as the shingles on the party center across the <br />street). Mro Sohn believed that the colors were compatible. Mr. Zergott <br />suggested that, in the future, they should consider changing the color of <br />the house to match the commercial structure. It was agreed that Mr. <br />Johnson would have.the plans revised in accordance with the notes that <br />have been ma.de and he will deliver them to Mr. Sohn's house. Mr. Sohn <br />will check them and get them to the Building Department prior to the <br />Planning Commission meeting. Y. Sohn moved to approve the plans with <br />the condition that they are revised as stipulated and submitted to him <br />for approval prior to the next Planning Commission meeting, seconded by <br />T. Gallagher, and unanimously approved. <br />Mr. Zergott noted that many of the ground signs along Loi°ain Road are <br />merely placed on square posts, and believes that they should be made to <br />look more attractiveo The members are also concerned about ground signs <br />on corner lots which could interfere with visibility.
