G. Draeger, architect, explained that the owners have purchased the <br />adjacent 45 foot wide parcel to add to the shopping center; they have <br />received a variance to have only 1 loading dock; and have landbanked <br />several parking spaces at the Planning Conani.ssion's suggestion. This <br />1,800 square foot addition will match the existing: white split face <br />block; dark bronze metal window and door frames; and a brown, timberline <br />shake shingle mansard. The white gable on the roof will be renoved. He explained that because the original center was on two parcels there were <br />two pole signs and at the Planning Commission's recommendation they will <br />eliminate both pole signs and install a new ground sign which will <br />conform to the setback requirements because they are landbanking one <br />parking space. In reference to the gas meter in the front, Mr. Draeger is not sure that the gas company will relocate it, if not they will <br />enclose it. He explained that the mansard has a 6 foot overhang over the <br />sidewalk and will be continued partially around the side of the building <br />thus concealing the mechanical units on the roof. The dumpster will be <br />enclosed with a board on board fence with a gate. There is some <br />landscaping on the property at present and this plan shows low growing <br />spreading junipers in both areas and a honey locust tree in the one near <br />the building. Mr. Zergott suggested that there be at least.12 junipers; <br />that the variety of honey locust be specified; and that there should be <br />more junipers planted at the Brendan Lane corner. Mr. Sohn would really <br />prefer a better design, and suggested possibly even setting back the <br />addition somewhat, possibly about 6 feet. Mr. Draeger stated that this <br />would present a visibility problem for the tenants in the new building. <br />Mr. Gallagher suggested that this.might give a better turning radius for .• <br />the two eastern most parkirig spaces. After much discussion, it was . <br />decided that the plan as shown would be the most satisfactory, <br />especially considering that the handicapped space is frequently empty <br />and there is striped area adjacent to it. B. Zergott moved that the <br />plans for Brendan Lane Shopping Center be accepted as presented with the <br />specifications that landscaping be added to the corner of Brendan Lane <br />and Lorain Road, and that varieties and rnunbers of plants be specified, <br />seconded by T. Gallagher, and unanimously approved. . <br />VI. ADJOUMIIIVT : <br />The meeting was adjourned at 6:25 p.m. <br />2
