He <br />advised that these plans were the same as those approved by Planning Commis- <br />sion at that time. Building Commissioner Conway advised that he would have <br />to use the exact same plans or else he would be required to go back to the <br />Planning Commission, J. Helon moved to grant the request for P4ichael Galati <br />at 27539 Lorain for a special permit to add to a non-conforming building, and <br />that all plans should comply with those submitted April 10, 1986, seconded <br />by T. Restifo, and unanimously approved. Special permit granted. <br />3. Curt Dunlap, property located on the south side of Hastings adjacent to I-480. <br />Request for variance (1123.12). Request 7.96 foot frontage variance to assemble <br />remnant parcels into one lot in a"B" Residence, Single, district. Violation of <br />Ord. 87-93, Section 1135.05(a). Referred from Planning Commission January 23, <br />1990. Also request 10 foot variance to exceed maximum front set back to con- <br />struct single family dwelling. Violation of Ord. 87-93, Section 1135.06. <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Dunlap who explained that he purchased this property from <br />the State as one garcel, and did not know it had never been assembled. Since <br />the frontage.is 7.96 feet less than the 70 foot required, the Planning Commis- <br />, sion referred the assembly to this Board. He is also requesting a variance to <br />place the house further back than the 70 foot maximum setback, hu* he may put <br />it 75 feet back rather than 80. The members are concerned because there is <br />another lot partially in front of this one. Building Commissioner Conway <br />stated that he would rule that this 1ot faces Hastings Drive and it would ' <br />really be unbuildable since the Board would have to grant excessive variances. <br />Mr. Dunlap stated that he would not put the house directly behind the other <br />lot, and further that the owner of that property had been to the auctions for <br />the property and had. not been willing to buy this property or to negotiate <br />with Mr. Dunlap for part of it. He pointed out that this owner had s,old off <br />the front part of the property but, unlike the other property owners, had re- <br />tained the back portion. Mr. Conway explained that this is an existing con- <br />dition which was not created by,t.the city. J. Helon moved to grant the request <br />of Curt Dunlap for nroperty located on the south side of Hastings Drive adjacent <br />to I-480 for a 7.96 foot frontage variance to assemble remnant parcels into one <br />lot in a"B" Residence, Single, district and the 10 foot variance, not to ex- <br />ceed 80 feet, for the front set back, seconded by R. Gommersall, and unanimously <br />approved. Variances:granted. <br />The members agreed that since the July 4th holiday would fall on. a Wednesday, <br />they will tentatively plan to meet on July llth. <br />The meeting was adjourned at 7:45 p.m. <br />R.
