_, „1 . <br />I. ROLL CALL: <br />CITY OF NORTH OLMSTED <br />PLANNING CONMISSION <br />MINUTES - MARCH 12, 1991 <br />Chairman Gorris called the meeting to order at 8:05 p.m. <br />Present: T. Morgan, L. Orlowski, A. Skoulis, and B. Gorris. <br />Mr. Betts arrived at 8:15 p.m. <br />Absent: R. Bowen and J. Thomas. <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmann, <br />Building Conunissioner Conway, and Clerk of Conunissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The minutes of February 26, 1991 were corrected on Page 3,. the 27th line <br />Clague Road should be changed to Mastick Road. The sentence should read <br />".....be the first building seen, but if they came in from Mastick Road...." <br />T. Morgan moved to approve the minutes of February 26, 1991 as amended, <br />seconded by A. Skoulis, and tmanimously approved. <br />Chairman Gorris advised that Section IV. would be heard first. <br />IV. NEW DEVELOPMIIVTS AND SUBDIVISIONS: <br />1) Cherandon Plaza IV, Pr.operty Split <br />The proposal is to split the northerly sublot of the Ann DiBenedetto <br />Subdivision, located at the southeast corner area of the Brookpark Road <br />Extension intersection with Dover Center Road, into two (2) additional <br />sublots. Zoning is.Retail Business, General, entirely, and both proposed <br />sublots conform to the Zoning Code requirements. <br />Mr. D. DiBenedetto and Mr. A. DiBenedetto, developers, explained that both <br />Cherandon Plaza III and the proposed. IV are now on one piece of property. <br />After the property split, Cherandon Plaza III would be on sublot 1 and sublot <br />2 would be the site of the proposed Cherandon Plaza IV. Mr. Gorris is <br />concerned that this might• be creating a non-conforming situation since the <br />position of the existing building is not shown. Mr. Conway stated that the <br />building is at least 5 feet off the property,line, however at this time there <br />would be no problem with cross parking since both parcels have the same owner, <br />but if one parcel is sold cross easements would be needed. Assistant Law <br />Director Dubelko advised that those cross easements should be drawn up now, <br />since the property could be sold without the city's lmowledge. Mr. DiBenedetto <br />clari.fied that none of the,existing driveways would be removed. B. Gorris <br />moved to approve the Cherandon Plaza IV, Property Split, the'proposal to split <br />the northerly sublot of the Ann DiBenedetto Subdivision located at the <br />southeast corner area of the Brookpark Road Extension intersection with Dover <br />Center Road, into two additional sublots with the request that the Building <br />Department look at this to insure that both parcels, after the property is <br />split, do in fact have adequate garking and if they do not our approval would <br />be contingent upon the proper cross easements of the parking, seconded by <br />1
