Zergott moved to <br />approve the Carter Plaza plan as submitted with the consideration of the <br />changes in the landscaping to include additional trees, seconded by Y. Sohn, <br />and tmanimously approved. <br />2) Shell Oil Company, 23385 Lorain Road. <br />Proposal to construct food mart and new canopy on existing gas station site. <br />Referred by Planning Commission January 8, 1991 <br />Mr. Moore and Mr. Scheel explained that the food mart building was their <br />standard, pre-fabricated structure with gray Ramco stonex panels and a metal <br />facia and gable with a yellow band. The canopy will have stonex panels <br />covering the columns with a gray facia around the outside, the spandral will <br />be covered with gray shrouds. All the yellow areas are illuminated with high <br />output fluorescent fixtur2s so that there is a continues form of down light <br />with no dark spots. They clarified tha.t the roof line was flat behind the <br />facia and the gable would hide the 32 ton mechanical units. They presented <br />photographs of the adjacent bui.ldings. Mr. P4oore advised that the existing <br />landscaping would not be changed, but a few matclung bushes will be added at <br />southwest and southeast corners of the property. They pointed out that the <br />operator of the station planted annuals. The dumpster has been_ relocated <br />adjacent to the building and will be screened with cedar boaxd on board fence. <br />Mr. Sohn would like the fence to match the gray. Mr. Scheel advised that a. <br />sign package had been presented to the Building Department. Mrs. Case is <br />concerned tha.t this textured material would retain dirt, but was advised that <br />they power clean it every two or three years. Mr. Moore advised that this <br />gray does not darken with age as much as the beige that they had previously. <br />B. Zergott moved to accept the plans for Shell Oil as presented, seconded by <br />M. Case, and unanimously approved. <br />3) Horizon Activities Center, 26272 Butternut Ridge Road. <br />Proposal to erect a pavilion. <br />Referred by Planning Commission January 8, 1991. <br />Mr. Smith, representing Horizons, explained that the structure was a partially <br />enclosed pavilion with a red brick fireplace. The pavilion will be sided with <br />Texture T-11 (Pratt and Lambert Forest Shade) and the roof will be asphalt <br />shingles (Frost and Mint). The screened openings will have shutters and there <br />will be a painted steel door. He presented a plan showing the nature trails <br />and playground. Mr. Sohn questioned if this building was compatible with the <br />existing building. It was explained that the pavilion was in a wooded area <br />and was designed to blend in with the trees. Mr. Sohn noted that this would <br />not be seen, and would have very little impact on the area. B. Zergott moved <br />to accept the Horizons Pavilion as presented, seconded by Y.
