Zergott moved to approve A
Stone's Throw Apartment Project with the suggestion that a 5 foot higr?,
wolmanized, board on hoard fence on all property lines with the exception of
the property lines adjacent to the driveway areas (approximately 120 feet back
from the Clague Road and as noted on the Mastick Road entrance on the
approved plans). The entrance ways will be screened with 3 feet mounding with
landscaping on top as shown with the condition that more evergreen material be
added as suggested (Austrian or white pine or spruce). That the lighting be
approved as shown on the plan. That the location of the clubhouse be approved
as submitted with the notation that the board on board fence, the mounding and
the evergreens will also help the muffle any noise. It is noted that the
developer did agree to install landscaping in the yards of the three homes
across from the drive on Clague Road, seconded by M. Case, and unanimously
approved. Mr. Gallagher suggested that the developer could always put
landscaping adjacent to his side of the fence to muffle noise even more. Mr.
Bollinger stated they would probably do that to hide the fence. Qne of the
neighbors is concerned about the fireplaces and the possibility of fire. Mr.
Gallagher and Mr. Sohn assured him that the fireplaces would have to be built
by code and it was not likely that the owner would not maintain the fireplaces
properly.
VI.
