<br />Properties, presented the revised landscaping plan showing additional landscaping <br />along Great Northern Boulevard in front of the first building as requested <br />previously. He explained the plans to Vice Chairman Orlowski. Mr. Skoulis asked <br />for several dimensions which were not shown on plans. Building Coiruni.ssioner <br />Conway recalled some of the actual dimensions, and advised that these dimensions <br />were the same as what had been reviewed when it was discovered that the buildings <br />were too close. Mr. Trevillian clarified whieh area was under discussion and <br />pointed out the 4 foot mound. Mr. Conway presented the original landscape plan. <br />In response to Vice Chairman OrloNaski's questions, Mr. Trevillian explained that <br />the terraced areas were 1 foot contours and would be eovered up with bushes and <br />trees. He pointed out the list of specific landscaping ma.terials. It was <br />clarified that they had agreed to increase the landscaping behind the cemetery, <br />however that was not shown on these plans, but they will be working with the City <br />Forester an it. He explained that there had been an old road in that area and the <br />trees were behind it, but they had not removed trees in the buffer area. The <br />members discussed the plans individually. Mr. Trevillian explained that their <br />original approval included the concept of the signs on Great Northern Boulevard, <br />and now they do have a rendering of a sign whieh could be seen from I-480. Mr. <br />Bellmap, sign contractor, explained the construction of the rear, double faced 10 <br />by 10 foot sign on a 2 foot base and advised that the top half would be gold <br />lettering wi.th maroon outlining (Butternut Ridge) and the bottom half would be <br />maroon copy, the base would be dark brown. The sign will be ground lit, and if it <br />were any smaller it would not be seen from I-480. The entrance signs have a flat <br />type altunirnun letter and will be ground lit, the logos will be gold leaf and the <br />maroon aluminum letters will be mounted on a light beige Dri-vit background. Mr. <br />Conway explained that a variance for the I=4:80 sign will be required because this <br />is a residential district, no pylon sign would be allowed, if this were in a <br />commercial district, an 8 foot high, 60 square foot sign would be allowed. Mr. <br />Tallon questioned where the closest homes would be. After some study, it was <br />decided that the sign would be mainly visible to the rear yards of some homes <br />facing Kennedy Ridge. The members agreed that since this was lit with a soft <br />light and because the sign is perpendicular to I-480 there should not be a <br />problem. Mr. Orlowski questioned how much of that sign could be read si.nce it is <br />perpendicular to I-480 and there is so much lettering. He believed that name <br />recognition would be enough, similar to the Bridlewood Apartments' sign. Mr. <br />Tallon questioned if there could be a time limit placed on the sign, then if <br />there were complaints, it could be down sized. Mr. Orlowski still preferred only <br />name recognition, he believed that having all tha.t copy would be opening up the <br />idea of having billboards. Mr• 'rhomas agreed that it should be allowed for the <br />year as suggested, since the City would want the apartments occupied. Mr. Skoulis <br />disagreed, he is concerned that the sign is too large and that it will set a <br />precedent for more large billboard type signs. Mr. Trevillian pointed out that a <br />standard billboard was 30 by 60 feet. Mr. Thomas stated that these suggestions <br />and concerns should be referred to.the Architectural Review Board. Mr. Wilkins, a <br />resident of Barton Road, asked if the State of Ohio had any objections to this <br />sign. He was advised that a permit would be required from the State, and the sign <br />contractor has contacted the State who ha.d no objection to this type sign. They <br />can get a permit after the City has approved the sign. Mr. Rice and Mr. Sepic, <br />both residents of Butternut Ridge, were concerned about the monument signs on <br />Great Northern Boulevard. Mr. Bellmap, explained that the signs would be on the <br />low capped walls and there would be one soft ground light. rir. Orlowski explained <br />that a revised landscape plan had been required to soften the apartments. Mr. <br />Thomas advised that the developer will be replanting some trees on the corner and <br />behind the cemetery. In response to Mr. Rice's complaints regarding his lawn <br />being dug up and not restored after the work was done, Mr. Trevillian stated that <br />3
