CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES--JANLTARY 14, 1992 <br />I. ROLL CALL: <br />Chairman Gorris called the meeting to order at 8:05 p.m. <br />Present: R. Bowen, L. Orlowski, A. Skoulis, R. Tallon, and B. Gorris. <br />Absent: T. Morgan and J. Thomas. <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmann, Building <br />Commissioner Conway, and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />R. Bowen moved to approve the minutes of December 10, 1991, seconded by R. <br />Tallon, and unanimously approved. <br />III. BUILDING DEPARTMIlVT REQUESTS: <br />1) Blimpie Subs and Salads, 26261 Lorain Road (Lorain and Brookpark Roads). <br />Ecterior renovation to building and signage. <br />Revision of site plan approved for Interstate Development Company an <br />November 26, 1991. <br />Heard by the Architectural Board of Review December 18, 1991. <br />Mr. Manfrass, architect, explained that the revised plans reflect the <br />recommendations of Mr. Gallagher of the Architectural Review Board that the <br />remaining portions of brick on the building be sided with the same cedar that is <br />on part of the building now. They plan to put on a wider trim board and continue <br />the diagonal cedar in the same direction; the trim and new cedar will be stained <br />a darker gray and the existing cedar wi.ll be a lighter gray. It was also agreed <br />that the canopy and multiple types of signage would be eliminated and a variance <br />requested for two wall signs, the large main sign on the front of the building, <br />and a smaller sign on the west face, both signs will have individual neon <br />letters, not the narrow neon light, but a tube behind the face of the sign. The <br />signs will be in three different colors: the background will be dark green; the <br />letters, a bright yellow; and the border, a bright red. They are allowed 64.8 <br />square feet of total sign area, and plan to use a total of 63 square feet. <br />Building Commissioner Conway advised that the code only permits one wall sign, <br />but no variance would be required for the total sign area. Mr. Manfrass explained <br />that because of the location of the building, they would need a wall sign on the <br />west side of the building as well as on the fronto Mr. Gorris agreed and believed <br />it should be recommended that the Board of Zoning Appeals approve the variance. <br />The developer will also probably use the metal halide lights as suggested by Mr. <br />Gallagher. Mr. Skoulis pointed out that a suggestion had been made to plant some <br />tall trees. Mr. Gorris responded that this was to cover the brick, but adding the <br />cedar siding will serve the same purpose. Mr. Ma.nfrass also stated that there are <br />some overgrown shrubs on City property on the west side of the building which <br />will have to be trimmed. Mr. Conway has ta.lked to the forester about this. R. <br />Tallon moved to accept the proposal for Blimpie Subs and Salads, 26261 Lorain <br />Road for exterior renovation of building, signage, and lighting. Revision of site <br />plan approved for Interstate Development Company on November 26, 1991. Also to <br />recommend to the Board of Zoning Appeals that they approve the variance for the <br />sign on the west wall, seconded by L. Orlowski, and unanimously approved. <br />,\
