He stated that this might have been an ideal spot for the <br />Moen building, and if there was time to develop this it might be ideal for office <br />but realistically, the office market is sluggish. The average vacancy rate for <br />office use is between 20 to 24% vacant which is high. Five years from now there <br />could be a good demand, it would be relevant. Mr. Tallon clarified that he <br />understood that as long as it is Mixed Use District this portion could be used <br />for whatever part of the Mixed Use that would be allowed as long as it is <br />integrated with the rest; in fact, the main feature of the parcel could be in the <br />center. Mr. Schulz agreed, stating that, if office, hotels, and restaurants were <br />proposed for this site, it might be better to have the restaurants on this <br />corner. Iie did not see these restaurants as a bad thing, but he did want them <br />more physically integrated with what is to come in the future. In reference to <br />additional meetings, Mr. Schultz suggested that three of four additional meeting <br />might be needed, but since a special meeting ha.s already been scheduled for May, <br />the members will work this out at the May 26th meetingo <br />ADJOURNMENT : <br />B.
